Job description / Role

Employment: Full Time

• Work with Senior Development Manager in developing and implementing Outline Business Plans for all projects;
• Work with the Senior Development Manager to achieve strategic commercial management, development management and finance management objectives as well as managing necessary stakeholders;
• Manage and coordinate large and / or complex real estate projects through all phases of design, permitting and construction;
• Operates with independence as the principal project representative;
• Meets regularly with Executive Management at Corporate level;
• Provides leadership by managing, coordinating and developing staff;
• Assist in sourcing investment transactions and partnering opportunities that fall within the approved Business Plan;
• Manage required development & investment due diligence analysis using sound techniques, financial modelling, stress testing and IRR approach, evaluation of proposed transactions to determine their positive and negative fundamentals and appropriateness for the Development team to consider putting forward to the PCG / Board;
• Assist in developing optimum structures for development collaboration and investment transactions in terms of appropriate capital funding sources and investment exit strategies;
• Assist in procurement by developing scopes of services, briefs and related schedules to accompany RFP’s, and participate in assessment and selection processes;
• Monitor day-to-day relationships with partners for ongoing developments, and establish metrics to analyze and track performance of partners;
• Works cooperatively and liaison with other departments such as Finance, Investment, Leasing, Sales, Procurement and Delivery relative to assigned projects;
• Ensure that knowledge management database is updated regularly with all accurate and relevant information;
• Adhere to Quality and Safety, Health and Environment standards;
• Preform other duties as assigned.

Requirements

Required Qualifications:
• Bachelor’s degree in Architecture, Engineering or Real Estate Development
• MBA or Master’s Degree in Real Estate, Finance or Economic discipline an asset

Preferred Experience:
• Minimum 5 years of experience in a real estate managerial development role
• Minimum 3 years experience in PM role

Job Specific Skills:
• Excellent understanding of property market dynamics such as market conditions, market valuation, leasing procedures, and risk management in a development context
• Skilled in project management, design cost estimation analysis, architecture best practice, design and master planning, quality assurance, etc.
• Good commercial and business acumen, with experience in delivery of commercially viable products
