Employment: Full Time

Our client is a leading international consultant. We are recruiting for a Property Manager/ Surveyor on their behalf to manage a landmark property in Bahrain. The Property Manager reports directly to the General Manager and is involved in all aspects of the day to day operations of the property including budgeting, finance, tenant relations, maintenance and repair, security, cleaning, landscaping and monthly property reporting. The Property Manager will also have a thorough knowledge of best practice policies, procedures and processes of property management.

• Responsible for rent on the property, selection of tenants in collaboration with the Finance Manager, collection of deposits and rent, solving tenant issues, and overseeing eviction in case of rent agreement violation scenario.

• Updating the owners about the physical condition of the property, and all financial arrangements.

• Responsible for scheduling all maintenance and repairs with vendors, and ensuring that the property at all given time is being taken care of.

• Responsible for the preparation of the Revenue Budget in partnership with the Finance Manager and the General Manager.

• Responsible for the day to day management of all retail and office tenants including tenant relations, lease renewals, lease variations, lease surrenders, rent reviews and early lease terminations

• Liaising with Marketing Department to exchange information on tenant feedback

• Liaising with Leasing Department with regards to potential vacant space due to lease surrender discussions

• Preparing the regular weekly reports on property management aspects of the mall & offices and occupancy levels and present them to the Client Representative and Line Manager.

• Working co-operatively with the Operations Department to ensure the collection and preparation of all necessary documentation for tenants to commence fitting out. Thereafter, follow up on company's technical specialists as and when required.

• Responsible for scheduling all maintenance and repairs with vendors, thereby ensuring the property is being maintained.

• Responsible for management and operation of the access card system for the property.

• Work collaboratively with the Finance Manager and General Manager to address all rental arrears in a timely manner. Moreover, prepare an action plan to address all individual aged debtors.

Requirements

- Ideally you will have a property related degree or degree in Surveying.
- Ideally you will be already Chartered MRICS or on the way to becoming MRICS.
- You will have at least 6 years' experience in a Property Management role.
- Demonstrable experience of property management in commercial real estate, preferably in the Gulf Co-operation Council (GCC)
- Ability to establish strong interpersonal relationships with team members
- Ability to communicate effectively both orally and in writing
- Should have the skills in organizing meetings and coordination
- Sound working knowledge of computer software applications for Property Management
- Able to be trusted with confidential and commercially sensitive information.
- Excellent communication, coordination and organization skills
- Must be adaptable to work unsocial hours. Must be organized and be adherent to Time Management.
