General Manager – Cairo, Egypt

Mall Development and Operations

Our client is a diversified group of companies comprising hospitality, contracting, real estate, commercial offices and shopping malls. They now seek to recruit a General Manager for the turnaround and redevelopment of a mall in Cairo, Egypt with the goal of making it a shopping, leisure and entertainment destination. The first phase of the mall is a leasable area of 30,000 sq.m and this project is about to undergo a redevelopment and relaunch strategy.

Reporting to the Owner and Owner’s Representative, this role is responsible for the following:
- Development of Mall Strategy as the owner’s representative in terms of branding, tenant and anchor mix, positioning, remodelling, restructure of bank debt and relaunch strategy.
- Strategic relaunch of the mall including restructuring and redevelopment to ensure positive outcomes.
- Engaging market analysis consultants and contractors to facilitate relaunch.
- Hiring mall management staff and optimising work force.
- Managing overall shopping mall business including operations, profitability, team management, tenant management, contractor services and marketing and promotional activity.
- Developing local and worldwide contacts with potential tenants.
- Managing overall shopping mall function including areas of property management, facilities and services, tenant management, leasing support, marketing and promotions.
- Managing mall team to oversee daily operations, all contract staff works including maintenance, security and cleaning, mall administration and customer service.
- Ensuring mall operating policies and procedures are duly followed by the tenants, service providers, contractors, etc. including Occupational Health and Safety standards.
- Preparing annual operating budget for shopping mall to be reviewed and approved by the Owner and ensure business functioning within budgeted costs and targeted revenues.
- Managing profitability of overall mall business by maximizing revenue opportunities and reducing operating costs.
- Engaging with customers through customer survey / focus group projects to identify ongoing needs in terms of products and services.
- Preparing and maintain service delivery contracts with service-level standards for all suppliers and contractors to ensure excellent customer and retailer service level.
- Performing annual review of retailer performance. In consultation with head office mall management and country management, recommend appropriate tenant mix / use for annual planning and implementation.
- Handling conflicts / dispute situation amongst tenants, customers, mall visitors in a smooth manner avoiding disruption to mall activity and upholding company reputation.
- Ensuring overall safety and pleasant shopping environment for customers and thriving business ambience for retail tenants.

Requirements

- Degree in Business Administration, Commerce, Marketing or comparable with a minimum of 10 years strategic and operational retail / shopping mall development experience.
- Experience in property development and leasing management required in shopping malls.
- This role requires experience in mall management in Egypt and ideally in Cairo.
- Superior communication skills, leadership abilities and the ability to work under stress and maintain a positive work environment is critical to this role.
- Bilingual languages skills in English and Arabic are essential.
- Computer literacy essential.
