Job description / Role
We are looking for an experienced Asset Manager with Residential Operations experience to manage an extensive residential property portfolio in the region.
Responsibilities
•Managing and monitoring PM & FM Company against Contract and KPIs.
•Manage the residential properties to tenant satisfaction.
•Undertaking inspections of residential properties common areas and ensure the PM & FM Company compliance to SLA’s; ensure the upkeep and management of the common facilities and unoccupied areas.
•Overseeing and ensuring the scheduled PPM activities are performed to the FM contractual requirements enabling quality and life of properties.
•Developing Strategies for each asset and coordinate with PM & FM Company in preparation of future capital expenditures and assist in management of sinking funds.
•Ensure accurate PM/FM collection of rents and renewals in a timely manner.
•Prepare annual operating budgets and future capital replacement works budgets in coordination with FM Company and submit to Asset Manager; recommend potential asset improvement initiatives.
•Assist in reviewing residential PM and FM outsourcing strategy; manage RFP definition, evaluation and recommendation process in coordination with Procurement Department.
•Manage and monitor Contracts /SLA of external and internal service providers including their KPI’s.

•Bachelors degree in engineering
•Minimum of 10 years’ experience in managing multiple residential properties (4000 units) with revenue in excess of AED 100 million.
•Excellent track record and experience in tenant / customer relationship management.
•Experience in management of external venders like PM and FM service providers.
•Experience in PM and FM issues / problems and respective remedial auctions.
•Experience working in the region is essential
