ASSETS DIRECTOR (Properties) - Real Estate Management

This role will report directly to the Chief Property Officer and responsible for the full range of Asset & Portfolio management activities of the properties division. Working with your Asset GM's and Property Managers to ensure the highest standards of level of business is conducted and achieving the targets as set out within the Business Unit. You will be working closely with the CPO and BDM to assist in the expansion of the company portfolio and other business opportunities.

Principle Responsibilities:
- Annual Operating Expenses
- Annual Capital Expenditure
- Value of Assets Managed (depreciation, maintenance, managed, etc)
- Annual Revenue Annual GP

The preferred candidates will play a key and essential role in supporting and assisting the CPO in performing the various tasks; ie overseeing the day-to-day management of the Business Unit, financial and operational understanding and management of the relevant real estate assets, oversight at both the property and portfolio level to ensure the economic viability of the properties.

You will also assist in Identifying, developing and implementing property strategies in the measurement of and improvement upon property and to add to or preserve the value of such real estate investments to meet the firm objectives.

The firm will also hold expectation for the right person to assist and participate in various projects and reports as required by the CPO with information, analytical analysis and retrieving relevant data from both internal & external;l sources on assigned assets within those projects.

Reporting is a key and important area to my clients success, reviewing monthly and quarterly financial and internal reports, produced by managers within the business, that require analysing and monitoring.

You must be able and hold experience in analysing property rent rolls and financial reports, to confirm effective gross income, NOI and other related performance metrics. It will also be expected that you assist in analysing and comparing of the current and historical operational information (ie. NOI, etc) and key metrics with all assets.

For this role to succeed you MUST be able to lead and motivate senior end management within your team, this will consist of working and guiding GM's and Property Managers including their teams, as well as outside consultants.

Help set, manage, assist the CPO in appropriate service levels, reviewing staffing, scope third party services and non contracted recurring expenses. This will include site and off-site meetings to ensure properties are operating efficiently and in accordance with company policies and procedures.

Further key accountabilities will include; oversee leasing and marketing plans; supervise and negotiate leasing agreements; approve transactions as well as reviewing and recommending changes, alterations; seeking CPO approval for transactions outside of set and agreed parameters.

Assist in reviewing, present, recommend and justify is required capital projects that improve existing systems, operations or efficiencies, assets in the approval process for capital expenditure within property budget planned parameters.

Ensure all government licences, agreements and business/company related documents are updated and renewed, drawings and effected plans of the real estate assets are kept in an organised state and coordinated with the PDM office.

We are seeking a market expert, someone who stays ahead of the game and knows the market in which they operate. It is key that our ideal candidate hits the ground running and has the capability of making things happen, has suggestions to bring to the table and maintains a level of professionalism of which my client demands.

The role will be predominately office based in Dubai with regular travel to site

Key Accountabilities:
- Building and maintaining a quality system for the PDM Division in-line with ISO standard and company standards/expectations (working closely with other department heads)
- Implementation of policies, procedures and organisational standards
- Train, mentor and motivate (internal personnel) - effective implementation of quality system essential
- Constant review & monitoring of quality systems - with communication between the direct reports within the team
- Report system defects - adjustments - recommendations - across all QA/QC systems
- Plan and implement internal audits, reviews and costing exercises
- Assess the need for each individual project and its ramifications to the firm (quality maintained)

Requirements

- Degree Qualified - relevant
- Post Grad Masters would be highly regarded, though not essential
- 15 years of UAE Real Estate experience with a RERA Certificate (including 10 years of experience in an executive level, preferably within the UAE)
- Full and professional knowledge of real estate transactions, development process and finance
- Strong problem solving skill-set
- Excellent organisational and time-management skills
- Ability and experience of property financial statements, rent rolls including analysing, property inspections and ordering alternations, repairs, maintenance etc.
- Strong communication skills are imperative as is the ability to interact with senior management figures, both internally and externally in the industry.
