Assistant Facilities Manager - MEP / Retail - AFGRE - Dubai

Al-Futtaim Group Real Estate (AFGRE) is the real estate development and operations arm of Al-Futtaim group which is headquartered in Dubai. The award winning Festival Centre has recently added the Five Star award Best Retail Development at the Arabian Property Awards 2010, and two other prestigious Retail City awards - Mall of the Year and Best Retail Destination of the Year.We are looking for an Assistant Facilities Manager - Retail MEP to assume responsibility for and ensure the efficient operation of all Engineering services and overall all MEP service provider contract management, ensuring that all assets are maintained well and various operational costs are budgeted annually for Festival Centre.

Key Responsibilities will include:

* Contract Management:

Responsible for establishing SLAs and KPIs of the outsourced contractors and track performance levels of the contractor providing MEP services against set KPIs and SLAs by routinely assessing performance against checklist, identifying defaults or shortcomings in service levels, and based on same prepare necessary report for management.

* Supply Chain Management:

Daily management of sub-contractors, consumables and equipments; Responsible for implementation and monitoring of sub-contractor performance. Inventory management of DFC owned spares. Ensure best value management techniques with in contracts. Development of contract delivery strategy, providing demonstrable operational benefits.

* Asset Management:

Negotiates and recommends procurement of capital equipments according to the operations need. Ensuring new assets being brought into operations are entered onto pre-planned maintenance program and subject to QA procedures

* Staff Management:

Responsibility for management of the staff recruitment, selection, training/ development and succession planning as required for In-House and managing the outsourced contracting Supervisors and staff.

* Reporting:

Prepare routine and ad hoc reports, with the objective of keeping the management informed about all issues relating to operations of mall and taking necessary action thereof. Prepare monthly financial analysis for operations for the Retail Operation monthly report.

* Energy Management:

Drive improvement in water and electricity saving initiatives.

Requirements

The ideal candidate for this role should have the following qualities:

Able to work well on his own initiative and can demonstrate the high levels of motivation required to meet the tightest of deadlines and perform effectively under significant pressure.
Ability to demonstrate good negotiation and influencing skills.
Have a sharp eye and good sense of judgment
Strong track record in facilities management infrastructure
Experience of Gas farm management, and fire alarm/fire fighting
Experience in resolution of insurance claims related to DFC infrastructure.
Excellent analytical skills

Minimum Qualifications and Knowledge:
Qualified Electrical or Mechanical Engineer possesses strong leadership good communication skills and Hands-on Experience in Maintenance of MEP Installations. Minimum Experience:

* Minimum 3-5 years of experience in mechanical, electrical and plumbing within a shopping mall or retail industry.
* Diploma in civil/ building maintenance engineering.
* Experience within the maintenance services market sector preferably in a corporate office environment demonstrating: sound knowledge of civil and maintenance jobs, workload planning, customer service satisfaction and quality workmanship.

Job-Specific Skills:
Ability to work under pressure and flexibility to work long hours, if situation demands. Ability to work in a collaborative and diverse team environment.Must be well familiar with computer applications and capable of generating & presenting maintenance reports.
