Employment: Full Time

Our client is seeking an experienced "Commercial Property Development Manager" within the auto-motive industry. The client is focused on selling luxury car brands in the UAE and is looking to expand into new areas hence the need for this exciting opportunity.

Responsibilities:
- Source deals and land, facilitate the development market area plans and long term strategies, including site selection criteria to ensure opportunities for new locations and new markets.
- Obtain construction financing and formulate exit strategies, establish financial merit includes (pro-forma, budget, profit, risk etc).
- Develop and maintain relationships and networks with retailers, developers, brokers and landlords to facilitate an effective long-term relationship and create a positive position for our organization.
- Evaluate demographics, market and site conditions and analyze competition.
- Negotiate terms and conditions of new and existing real estate leases; review contracts for accurate representation of agreements, timelines, easements, signage rights and costs.
- Prepare comprehensive market analysis presentations to present to CEO and Board of Directors.
- Analyze market data and make recommendations regarding new markets to enter.
- Prepare and present site packs for proposed new locations.
- Work cross functionally with legal, design, construction and operations to achieve real estate development goals.
- Continually keep abreast of market and industry trends, economics and legal parameters.
- Identify and attend tradeshows and other business functions to keep abreast of developments in the marketplace.
- Work closely with the Marketing department to design and execute pre-agreed strategies built around developing new business growth
- Interface with existing strategic customers to solidify mutual expectations of performance and growth
- Define and follow up of yearly targets and objectives
- Deliver accurate business reports
- Develop and help manage client communication tools such as the corporate website with Marketing

Requirements

- Degree or MBA from a recognized and reputable institution or equivalent
- 10-15 years work experience in real estate property management experience within the UAE
- Fluency in Arabic and English
- Communicate professionally and effectively with senior management, internal and external partners, construction managers, architects, attorneys etc.
- Prioritize and manage multiple tasks and meet time-sensitive deadlines.
- Excellent interpersonal and communication skills.
- Attention to detail and effective time management.
- Strong analytical, problem solving and critical thinking skills.
- Strong computer skills.
- Strong financial analytical skills and knowledge.
- Strong working knowledge of lease and contract terms and conditions.
- Proven negotiation skills.
- Team player with strong work ethics and a willingness to go the extra mile to get things done.
- Cultural sensitivity is a must
