Construction Director / Senior Construction Manager

Our client, a leading JV Real Estate developer is looking for an exceptionally experienced Senior Construction Manager or Construction Director for their residential project in Riyadh, Saudi Arabia

What youll be doing:
Reporting to the Senior Project Manager of the project, the role of the Senior Construction Manager/Construction Director would be to manage on site Contractors and Consultants during the execution of major residential expatriate compounds.

The role of the Senior Construction Manager is to monitor and report construction progress, ensure work quality and safe work conditions. The Senior Construction Manager must be well-organized and good at multi-tasking due to the variety of tasks involved in the job. This includes third-party consultants and contractors management in order to deliver projects according to plan.

Responsibilities:
- Review project specifications and ensure appropriate construction methods are applied by Contractor and determine cost effectiveness
- Review executed contracts and ensure compliance and adherence of works on site with executed contracts
- Review list of suppliers and materials to ensure best quality and durability for the project
- Control and monitor the HSE (Health, Safety and Environmental) plans adapted by the contractor
- Control and monitor the quality plan adapted by the contractor and ensure best quality achieved for the executed works
- Develop best practices and tools for project execution and management.
- Arrange for meetings with contractors and design consultant to discuss and resolve matters such as work procedures, quality, progress, contractor claims, and construction problems.
- Monitor and control compliance with building and safety codes, and other authorities regulations within KSA.
- Ensure contractors and consultants obtain all necessary permits and licenses for the work progress and handover
- Monitor and control on site Inspections for MEP equipments, structures, and architectural and civil materials
- Conduct project post mortems and create a recommendations report in order to identify successful and unsuccessful project execution
- Overlooking the onsite progress and identify late activities/critical issues and communicate it to Senior Project Manager, consultant and contractor to avoid unnecessary delays affecting the project hand over milestone
- Review and comment on the contractors baseline programs in line with the project requirements (i.e. sequence of works, interface with others, resources)
- Review and analyze extension of time submissions by the main contractors, if any
- Actively participate in presentations / meetings with the contractor, sub-contractor and consultants and sub-consultants.

Requirements

- Excellent proficiency in English (read, written and spoken). Arabic speaking is an advantage but not a necessity.
- Bachelors Degree in Civil engineering from a reputed university.
- Minimum of twenty (20) years of relevant experience in the construction management and administration field as defined by the major duties identified above
- Having a solid experience in residential projects
- Having been involved in major construction projects in the region (Gulf Region). Familiarity with Saudi codes, regulations, planning authorities, and other governmental bodies is an advantage
- Having been involved in similar residential compound projects is a plus
- Knowledge of all applicable building and trades codes, formal training and experience in construction project management and scheduling
- Ability to communicate effectively using verbal and written skills
- Demonstrates skills in the use of computers for construction scheduling and correspondence
- Reacts to project adjustments and alterations promptly and efficiently.
- Strong interpersonal skills
- Ability to effectively prioritize and execute tasks in a high-pressure environment
