Job description / Role

Employment: Full Time

Objective: Construction Manager within a contracting company who is executing "turn key" high end interior fit out works
Main responsibilities : Overall responsibility for construction progress, project schedule, and quality of the works, assuming strict compliance of the work process with the project schedule.

Show all duties intended to provide a representative summary of the major duties and responsibilities:

• Managing and directing the works of a site team consisting of Site Engineers, Architects and Foremen for civil, E/M and finishing works.

• Coordinate the works of various subcontractors and different trades. Supervise and manage subcontractors.

• Prepare and updates projects construction budget and project percent completion report data.

• Continually track and control construction costs to avoid cost overruns; analyze construction costs for use in estimating future projects costs.

• Monitor project construction activities and tasks performed by trade contractors and subcontractors including construction inspection, testing, and system commissioning of the finished product mainly for concrete and finishes works.

• Coordinate and manages logistics of materials and equipment to and from project site.

• Responsible for materials requisitions and procurement.

• In conjunction with safety personnel and construction superintendents, coordinate and prepare written project safety plans using local safety guidelines and assures regulatory compliance.

• Work in close coordination with the Planner for the proper updating of construction activities. Evaluate updates construction schedule and prepare to the Project Manager action plans for the remedial of delays when encountered.

• Prepare and follow up payments of subcontractors and suppliers.

• Review material specifications and shop drawings submitted by subcontractors prior to submitting to the consultant. Monitor the issuance of in-house prepared shop drawings.

• Contribute in the preparation of change orders along with their cost and time implications.

• Prepare daily detailed construction reports as well as monthly construction progress reports summarizing all major events affecting work progress, quality, and cost.

• Prepare all instructions letters and letters to various subcontractors and trade contractors including letters related to non-conforming works, progress, delays, etc….

• Perform on-going Quality Assurance activities throughout the project duration including pre-construction conference meetings with the various subcontractors and trade contractors.

• Manage the construction yard, temporary facilities, and on-site labor camps.

• Confer with supervisory personnel, subcontractors and trade contractors, consultants, and technicians, to discuss and resolve matters such as work procedures, complaints, design changes, and construction problems.

• Evaluate and help determine appropriate construction delivery systems and the most cost-effective plan and schedule for completing the project.

• Manage construction staffing needs, resources allocation including manpower, equipments, tools and safety equipment needs.

• Determine labor requirements and monitor the hiring and dismissal of workers.

Working hours : 208 hours per month + overtime (as per job requirements)
Commission / Bonus : Bonus scheme for overtime and performance

Requirements

University qualifications : Civil Engineer - Architect
Previous experience : 5 to 10 years
Specialist knowledge : CAD - EXCEL - WORD - Primavera
Other Skills : Leadership ability - Team worker
Ideal Age Range : 30 to 45
Gender Preference : male
Nationality Preference: Lebanese
Language Skills : English
