The RoleThe Role(Bahraini Nationals Only Need Apply) JOB PURPOSE Responsible for managing the development of real estate with lead capabilities from Planning and Definition phase through to the Concept Design phase and champion strategic initiatives to develop capacity and capability including better practice processes, procedures, controls and systems Review the appropriate markets within which to develop, confirmation of site entitlements, structuring, overseeing and managing the development strategy and process until completion and handover. |

Technical Holistic approach of project inception, development and delivery be it operational, technical and commercial. Strong financial modeling and feasibility capability in budgets, controls and reporting Property and/or asset management experience in research, planning, legal, engineering, environment, economic, social, corporate responsibility and finance that may impact business KEY TASKS Department / Strategic Lead and Champion the Development Management business unit strategically with robust planning and develop better practice development, procedures, controls and systems to ensure the growth of business. Establish and monitor business KPI’s for achieving individuals, team and work flow objectives. Assist in department budgets, man power planning (including training, career development, appraisals) and best practice initiatives. Identify and manage key business and project-related development risks. Maintain good relationships with all business stake holders, major consultants, government related bodies and other relevant parties to enhance reputation and brand. Business Unit Cross-Functional Collaboration Coordinate with the Urban Planning & Design unit to ensure that design guidelines and principles are applied at the pre-development and development stages thereby applying project management standards. Coordinate with the asset management, marketing & sales, legal, technical and business units to facilitate their department needs, contractual obligations and approvals Development Management (General) Act as Project Leader (Owner) for assigned development projects. Identify opportunities, develop the business cases and be responsible for achieving development targets with cost effective measures Regularly review performance progress of manpower and project works Provide feedback to all stake holders from time to time including works and cost risks Meeting all concerned regularly: recording, minuting and maintaining all documentation to facilitate management accounting, decision making and proper corporate governance. Obtain necessary board approvals to allow projects to progress Development Management (Specific) In accordance with corporate strategy identify land opportunities and assess their potential for development in line with overall business strategy. Carry out valuation, feasibility studies, and market research thru consultants as required Develop market propositions for potential investment partners. Facilitate preparation of site development plans with support of Urban Planning & Design department and external consultants. Establish Master Development Schedule for projects Negotiate Partnership Agreements with potential investors and joint venture partners and Leasing Agreement with potential tenants. |
