Development Manager - Qatar

- Responsible for delivering and managing service excellence in delivering positive outcomes for our clients
- Deliver Development Management Service lines to achieve client outcomes with a focus on time, cost, value and quality and manage Development Management capabilities relevant to the client engagement
- Provide support to Service Leaders and lead/assist in delivering projects providing support to develop others where required
- Lead and manage project meetings either with the appointed technical team or key internal/external stakeholders
- Provide support on negotiations and take lead when appropriate understanding the extent of their authority and where legal support and advice is required
- Negotiate development funding agreements of equity and debt
- Prepare and control development risk registers and management plans
- Lead the clients technical team and the capital costs of the project in conjunction with the Clients appointed QS
- Assist with the legal due diligence to assess constraints
- Prepare development appraisals and refine them as development proposals
- Advise on development proposals taking into consideration clients and end occupiers need
- Input/lead on dialogue with local planning authorities, statutory parties and other consultees including public consultations where necessary
- Input on planning strategy at pre-planning stage and support in the preparation of the planning documentation
- Input on the financial arrangements and funding support from relevant lenders and investors
- Prepare weekly reports regarding the status of the each vertical development including status of construction, cost variances, unresolved items and other project related reports. Includes photographs as appropriate
- Reviews all project reports issued by the Developer of each development.
- Analyze construction/development costs and understand the impact of these on the development

Requirements

- Experience working in a Development role either in a Real Estate Developer or a Consultancy
- Bachelors Degree preferably in Civil Engineering
- At least 20 years of experience; 15 years post degree experience
- Understanding of how the Project Management Department would be able to support all other functional departments on the program
- In-depth knowledge of property development
- Reiterate and able to produce detailed reports from scratch
- Numerate, analyze and create multi-phase project cash flows and feasibilities incorporating debt and equity
- Curious nature with a thirst for knowledge
- Understanding of sustainability issues
- Excellent communications skills; both in written and oral English
- Understanding of financial terminology
