Job description / Role

Employment: Full Time

Opportunity Management - evaluation and financial assessment of potential investments
- Manage the development of the project, maximize IRR, meet sustainability targets and comply with the master plan
- Work with Business Development team to create and effective marketing strategy for the asset and ensure that marketing execution and materials are adequate to maximize the value of the investment
- Perform strategic and financial assessment of potential opportunities
- Assist team in negotiating transaction terms and strategy as well as deal closing
- Develop growth strategy for new investments and evaluate investment thesis and comprehensive risk analysis
- Take a proactive approach to deal level risk management to have early identification and action taken to successfully mitigate and commercially negotiate deal level risks
- Perform strategic an financial assessment of potential monetization
- Creating a leasing script

IRR and margin enhancement
- Lead the preparation of term sheets and corporate/project valuation analysis for new investment opportunities
- Ensure accurate predictions are made and measured through proximity of market response
- Evaluation of Internal Rate of Return and developer margin
- Establish leasing KPIs for the building, tenant mix, preferred strategy with the business development and leasing teams

Relationship management
- Working closely with team, build, develop and manage relationships with current and potential investment partners, clients, operators, and tenants

Preparation of reports and management of information
- Execute the preparation of presentation material (for internal and external purposes) prepared by the internal team

Lead, plan, control and direct the development process to ensure stated objectives are delivered within time and budget to the desired standards. Ensure the delivery of goals and objectives buy liaising and communication with design and delivery teams
- Monitor the development progress to ensure that strategic and delivery targets are met
- Reconcile and align scope, quality, timelines and costs across the different teams to protect the IRR
- Assist in the definition of scope and in the development of project KPIs
- Manage change control to protect IRR

Effective reporting and issue management in place leading to increased project success
- Assist in the prediction of regular progress reports, highlighting issues and providing recommendations as required

Support the development of new and enhance existing processes and reporting templates
- Streamline processes for sign off, reporting, feasibility and development
- Standardize reporting templates

Build a professional development team and develop (with assistance of HR Department) a plan for members within the team.
- All team members to have an updated development plan and succession plan
- Plan in project development for UAE Nationals.

Support Quality Health and Safety Environment (QHSE) activities, policies and objectives and compliance with the laws and regulations.
- This includes participating in QHSE audits, office inductions, incident reporting and review of QHSE performances as applicable.
- Systems have to be in place in all projects.
- Consultants /PMCs/ partners using acceptable and Aafaq systems.

SPAN OF COMMUNICATION
Internal: Development Managers, Design Management, PM, Finance, Procurement and other departments
External: Delivery team, design team, cost engineers, consultants, project partners, authorities, contractors

JOB RELEVANT INFORMATION (BOUNDARIES & DECISION MAKING AUTHORITY)
All aspects of development, in coordination with business development and sales functions as well as overall responsibility of development returns.

Requirements

Preferred Qualifications:
- Bachelor Degree in Real Estate or Property Management or a Degree in Finance, Economics, Engineering
- Master Degree or MBA preferred

Preferred Experience:
- 8-10 years working experience in relevant real estate development and/or mixed use development with UAE industry knowledge
- Proven ability of working at the corporate as well as the project level
- A commercial background or a business management experience
- Experience in an investment role, performing deal evaluation/valuation of equity investments in property or development transactions

Job Specific Skills:
- Excellent problem solving and decision making skills
- Excellent planning and organising skills
- Ability to provide complete corporate and project finance models, analysis and valuation in addition to strategic/financial fit evaluation and preparation of a complete development prospectus
- Ability to work in an independent and structured manner, possess good persuasive skills and a prudent business acumen.
- Good people management skills, strong communication and negotiation skills
- Ability to work under pressure whilst delivering quality outputs
- Ability to work well with both contractor and design teams
