Director, Sales and Leasing (Residential and Hospitality) - Qatar

Our client is a government owned property development firm with global property development interests worldwide.

They now wish to recruit a Director Sales and Leasing for residential and hospitality assets for a landmark futuristic mega City development in Doha, Qatar and the focus of the role is the CBD. This city project extends across 38 square kilometers and includes four exclusive islands and 19 multi-purpose residential, mixed use, entertainment and commercial districts. This is a comprehensive arena of leisure spots, residential buildings, commercial towers, avenues and public ports. This city will accommodate 200,000 residents and 170,000 employees and 80,000 visitors. As the Director of Sales and Leasing, this role is responsible for the creation, management, execution and leading of the sales for the residential and hospitality function across this dedicated project. This role is also responsible for the creation of the development sales and leasing strategy plan and will work with third party management contracts on pre-opening and ongoing sales and hospitality functions.

The role will focus on Strategic Planning, Strategic Relationship Building, Leasing Negotiations, Profit Maximization and Staff Management. The key measures of this role are to:
- Align the Sales and leasing strategy with the firms overall business plan.
- Profit and revenue maximization across asset classes.
- Develop robust relationships with all the stakeholders.
- Enhance the productivity and development of employees.

Reporting to the Director of Development; this role is responsible for the following:
- Develop strategic business plans and budget plans for the sales and leasing function, review performance of the portfolio, and determine pricing strategies for various asset classes / assets.
- Develop overall sales and leasing strategy for various asset classes (newly acquired and existing) on the basis of global and key markets, economic trends; communicate and supervise operating strategy once approved.
- Develop strategic sales and leasing plans for new assets, review performance, analyze and update management on all key matters that require sales and leasing approvals, and handle all queries posed by management on sales and leasing operations and performance in various regions.
- Direct the sales and leasing team to ensure highest and best use of all vacant spaces, and strengthening relations with various brands.
- Ensure effective management of strategic relationship with prospective tenants, real estate brokers and other professionals.
- Develop and maintain robust relationships with global and regional hospitality brand partners, brand aggregators, institutions, and key agents to promote best interests of the firm.
- Guide the sales and leasing team to assess market conditions and estimate the demand of large corporates.
- Oversee the qualification, assessment, negotiation and closure on sales and/or lease agreements for all properties including new leases, lease renewals, and/or amendments.
- Lead negotiations with potential hospitality tenants with a view to maximize occupancy, yields, and rentals. Ensure the sales and leasing team qualifies potential tenants, post reviewing their financial statements and reference checks to mitigate the potential risks involved.
- Lead marketing campaigns through marketing team and Directors in charge of the leasing assets to develop and implement effective promotions for the various assets. Manage the sales and leasing agents, marketing team, and support staff on deals, pipeline, market strategy, and analysis.
- Oversee the sales and leasing process with tenants and liaison with various internal functions and Management to complete the leasing handover for each property. Ensure liaison with the legal departments nominated representative to draft the lease agreements, incorporating the terms and conditions as per regulations and internal guidelines.
- Ensure that occupancy levels of all assets are at budgeted levels or higher. Recommend and oversee the development or redevelopment of assigned properties in conjunction with the asset management team to increase property attractiveness and thereby improve cash flows.
- Manage Tenant/ Customer Satisfaction and implement measures to improve traffic and measures to increase customer interface and continuous engagement.
- Establish both sales and rental rates and leasing parameters (qualitative and quantitative) and align with budgeted amounts for each property to maximize occupancy yields.
- Develop and maintain financial models to forecast and monitor sales and leasing activities.
- Focus and strategize on adding value and maximizing return for the real estate asset portfolio by analyzing property for asset efficiencies, costs, and income.
- Monitor the cash flow and requirements for the asset classes and provide annual projections to the finance team and generate periodic sales and leasing reports for investor relations and management reporting purposes.
- Develop, implement, and maintain policies, processes, and procedures for the sales and leasing function, which are in line with the corporate business plans of the firm.
- Recruit, manage, motivate and develop a high quality sales and leasing team for driving sales and leasing operations and for achieving the business objectives.
- Monitor the performance and productivity of all team members with clearly set job expectations in line with the performance appraisal system of the firm.
- Organize training and development platforms for the team members on different aspects of Sales and leasing function, as applicable, and maintain a high performing environment and an amicable work culture, upholding the firms values.

Requirements

- Bachelor's or Master's Degree in Engineering, Construction Economics, Real Estate, Finance, Business Administration or comparable.
- 15+ years of experience in commercial sales and leasing with minimum of 6 years in a senior management position. Previous experience in Residential and hospitality leasing and selling.
- Working knowledge of the commercial sales and leasing process, real estate law and corporate finance.
- Knowledge of deal structures and sales and lease terminology.
- Previous experience in property accounting and financial analysis involving urban large scale properties.
- Previous experience in leading a team.
- Advanced working knowledge of MS office applications.
