Dimensions:

Reports to the General Manager.

Minor Improvement projects:

Plans, designs and implements minor projects, to improve the plant efficiency or reduce other operating and maintenance costs.

- Identifies the needs.
- Designs and makes drawings and specifications.
- Estimates costs.
- Calls for quotations and liaises with outside contractors, where work is not done “in house”.
- Supervises project implementations.
- Coordinates with/informs other departments regarding inconvenience, noise and duration due to projects.

Preventive maintenance program:

Plans and implements a preventive maintenance system to try and achieve zero defects for all equipment in the hotel.

Applicable to the following major systems:

- Air conditioning & electrical systems
- Refrigerator system
- Building including furniture & fixture maintenance
- Painting
- Parts renewal & repairs
- Kitchen and laundry equipment
- Vertical transportation
- Boiler and steam system
- Extra low voltage (ELV) systems
- Plumbing and drainage
- Miscellaneous systems

Training:

Provides training to all department staff to ensure efficient operation, proper maintenance and repair to equipment as well as good morale.

- Program to include:
- Equipment history
- Spare parts availability & control
- Scheduling and control of program
- Prepares monthly training schedule for the department.
- Monitors progress.
- Conducts training on the following:
- New equipment, service manual and operations guide
- Modifications or additions to equipment or systems in the building
- New technology and techniques.

Meetings:

- Attends daily morning briefing.
- Conducts monthly internal meeting to keep staff informed and to seek feedback.
- Conducts daily briefing and distributes work assignments.
- Prepares and attends P&L and Dept. Heads meeting. Analyses performance and ways to improve it.

Highlights the following:

- Daily consumption of utilities
- Identifies utility management & controls problem noted.
- Updates on work progress on major/minor projects
- Incidents from logbook
- Updates on outstanding work that may affect other departments
- Safety and operational issues affecting hotel operation
- Meets preferably during changeover of shifts.
- Informs staff on current development.
- Addresses matters concerning personnel.
- Gives updates on projects.
- Questions and answers session.
- Daily briefing and work assignments.
- Prepares consumption report on fuel, water and gas.
- Analyses and actions work orders submitted, completed and outstanding.

Energy and utility management:

- Controls utilities supply on a daily basis.
- Minimizes utility consumption.
- Implements formal energy management program.
- Orders fuel for boilers & generators as applicable.
- Orders cooking gas for kitchen requirements as applicable.
- Monitors consumption, analyses and checks invoices from suppliers and utility companies.
- Takes into account guest comfort, and equipment operating life.
- Creates awareness.
- Conducts training for Engineering and other departments.

Budgeting / Capex:

- Prepares operating budget.
- Prepares Capex budget for:
- Equipment required
- Major repairs and maintenance
- Major system modifications

Customer Relations:

- Communicates with VIP guests. Enquires about their stay in the hotel, comfort preferences and problems.
- Acts immediately on comments/complaints.

Property Management:

- Assesses manpower requirements.
- Ensures all systems are prepared for functions.
- Responsible for Electrical Equipment repairs.
- Ensures Repairs and Maintenance (work orders) are taken cared of.

Maintenance contracts:

- Negotiates, signs and verifies maintenance contracts and invoices.
- Calls and liaises with contractors & consultants regarding exact requirements.
- Ensures that maintenance and repair subcontracted out are executed in accordance with agreed contracts, fees or charges.

Inventory/ spare parts control:

- Maintains and monitors inventory on a regular basis.

Human Resources:

- Motivates staff by providing positive feedback and reinforcement.
- Seeks out employee concerns and offers assistance

- Coaches, counsels, disciplines employees by:
- Recording specific incidents
- Ensuring availability of time for one-to-one interaction.

Available immediately within leading 5 Stars hotel for qualified expert with 10 years of experience, and specialization in high risetowers.

Chief Engineer is responsible for the general administration of the Engineering Dept., including proper maintenance and repair of all buildings, fixtures, fittings, and equipment as technical improvements, preventive maintenance and utilities consumption control.
