Job description / Role

Employment: Full Time

Our client, a leading integrated facilities management company based in Dubai is now seeking for Facilities Manager who will manage the day to day operation of the area, ensuring that all maintenance employees are deployed effectively. Manage the logistics within the area ensuring the maintenance is carried out to maintain a high level of customer satisfaction.

Strategy
Establish an effective organization through the designing and implementing of a fit for purpose structure, adequate manpower, develop and implement systems to motivate manpower through training programs, incentives and recognition schemes for outstanding performance.

Management
Develop, guide, direct, motivate and manage the performance of all direct reports in line with the Performance Management System to assist in the realization of their potential and to enhance their knowledge-based skills.
Assist in managing the project in a professional manner in order to achieve a sustained positive image.
Provide a hands on leadership style, responsible for creating a customer focused culture that is based on delivering results, transparency and trust, whilst building organizational capability and empowerment.
Analyze the training requirements of employees within the area managed, and arrange for relevant training to take place.

Operational
Develop, implement and communicate improved processes, policies and procedures on a continuous basis, always seeking greater efficiencies and higher customer satisfaction.
Maximize communication and synergy between the Group Leaders.
Organize and attend regular staff meetings, using them as a basis for the development of consistent standards in quality working and behavior.
Give assistance to MGMT for extra works BOQ and works follow up

Authority
Has full authority over the staffs reporting to them.
Authorized to approve Purchase requests raised by the team leaders or stores if it is related to their trade operations.
Authorized to take any decisions on maintenance activities performed on site if the same is in line with the company & site policies & Procedures.
Authorized to call & discuss business related issues with his counterparts in client side namely the Mechanical services manager, electrical services manager or ELV manager for the smooth operations.
Authorized to pre approve or reject any leave requests from his teams.
Authorized to take any decisions on executing the Preventive maintenance, Corrective maintenance, Reactive maintenance to achieve the set targets and contractual KPI’s.
Authorized to control, monitor & liaise with any specialist subcontractors engaged by the company towards the contractual service delivery corresponding to their trade operations.

Requirements

Engineering Degree – ELCTRICAL ENGINEERING (11kV & LV-systems)
5 – 8 years experience in a facilities management company
Exposure to a multicultural environment
Proven leadership
Operations management
Vast technical knowledge in 11kV distribution systems (transformers, RMU’s, switchgears, ...)
Vast technical knowledge in low voltage distribution systems (MDB’s, ACB’s, SMDB, FDB, harmonic filters,..)
Experience with generator power plants (parallel load sharing, Woodward controls, 11kV alternators, ...)
Good experience with starter panels for HVAC and Pumps up to 300kW (star/delta, Soft starter, DOL, VFD)
Good knowledge of UPS systems TIER levels and battery systems
Experience with PLC (pl7 & step7), SCADA and PMCS systems
Good knowledge of all kind of lights, dimmer systems and its controls
Practical hands on experience in these systems is an absolute must
Strong management skills
Problem solving and good trouble shooting capabilities
Excellent verbal and written communication in English is essential
High level of customer orientation / understanding
Experience in using and following up operations with CAFM system (MAXIMO is a plus)
Excellent computer skills in Word, Excel is required for reporting
Knowledge of the local supplier market
