RequirementsRequirementsDemonstrate the ability to manage a large team of manual and skilled staff. Has the ability to reduce business costs, this includes items such as tea, coffee, sugar, water, and other consumable materials. Has the ability to deliver the more efficiency from the workforce and introduces new and innovative work management methods. Has extensive ability to motivate staff to deliver better value to the business. Continually review staff levels to ensure that the business benefits from a lean and effective organization. Able to work with departments across the organization to ensure delivery of appropriate service to all company’s' staff. Develop innovative ways of working to reduce costs and to provide better service to the organization. Has stock management experience and can implement effective stock management systems. Buildings maintenance Able to demonstrate experience of planning and execution of maintenance programs for a large number of buildings. Introduces innovative thinking to reduce overall costs for maintenance of buildings Projects planning and execution Has experience in running construction and maintenance projects; using clear and known methods of delivery. This should include Initiation, Planning, Execution and closure. Has the ability to negotiate with internal and external stakeholders regarding all aspects of the departmental business and its requirements. This includes, Landlords, construction companies, internal staff and managers. Is able to understand the business requirements to ensure that appropriate solutions are identified, designed and delivered according to business need. Able to motivate a large team to deliver a highly professional level of service. Able to communicate to a wide spectrum of people; i.e. from workers, to directors and chiefs. Has experience of current workmanship costs in Iraq. Additionally, has knowledge of costs of construction and other materials in the region. Has experience and can establish methods to assess subcontractors and suppliers to enhance purchasing ability and quality. Demonstrable ability to make effective presentations to management to convey important information with regards to capital expenditure. Leases and contracts Able to review a large number of lease contracts, and be ready for important events such as end of lease, arrival of a review milestone, etc. Be able to travel across Iraq to visit company locations and establishment across the country. Be aware of costs of buildings and land across Iraq to enable him/her to make an informed assessment of the validity of current leases and expenditure. Able to negotiate better fuel costs for Head Quarters’ consumption. |
