Job description / Role

Employment: Full Time

* Managing all FM related operations/services on a daily basis
* Work/liaison closely with all internal/external stack holders including but not limited to Contractors,
* Consultants, Service Providers, any government authorities... etc. to ensure the smooth delivery / operation of all FM services.

Managing the daily operating of all FM site activities to include but not limited to:
* Follows up on snag/taking over list.
* Inspects the site on daily basis and raise service requests for any issues that service provider requires immediate action.
* Closes all the service requests within the approved resolution period, conduct site visits along with service Provider to ensure all notable issues are attended to and/or verify repairs and replacement requests if needed.
* Responsible for the implementation & compliance of PMP approved schedules & procedures for all discipliners including but not limited to all infrastructures, utilities, MEP, civil, Landscaping, cleaning services ....etc.
* Responsible for the compliance with all applicable local codes & regulations.
* Attends all meetings and discussions related to common area and infrastructure.
* Prepare specification, cost estimate & schedule for new scope of work or review, asset, and /or approve submitted the same from the subcontractor, if needed.
* Manage & monitor FM staff/appointed contractor performance against contracted KPI's.
* Responsible for the issuance of all site periodical technical, financial, and administration reports.
* Responsible to maintain proper records for all FM activities in accordance with best practice &/or approved procedures.
* Responsible for the site manpower i.e. planning, requirement, availability, quality, and appraisal.
* Responsible for day to day financial & administration affairs, including checking & approving the regular site invoices.
* Assist, improve & provide necessary support in the preparation of the FM budget for the project.
* Interface with the local authorities for any related issues, if needed.
* Identify opportunities to improve the efficiency of service delivery and make recommendations to dept.
* Ensuring safe working practices and that Health, Environment and Safety procedures are implemented.
* Available all time in case of emergency or any expected visit.
* Ensures that issues which requires improvement was raised to the FM/PM project management team.
* Assist & provide the required support for the preparation of condition survey reports on the project assets as required by the management.

Requirements

* Min 7-10 years' practical experience in FM services or
* Electro/Mechanical engineering O&M works.
* Good English Language skills required.
* Ability to communicate clearly and precisely (written & oral).
* Sound computer skills in all MS Office packages required.
* Ability to utilize available resources effectively.
* Good organizational skills and forward planning ability.
