Employment: Full Time

Our client, a fast growing, well funded real estate developer in Abu Dhabi, developing integrated communities and mixed use developments including hospitality, educational, residential, commercial and healthcare assets, is looking for a Head of Asset Management, reporting directly to Director of Development/Board of Directors.

The role will be responsible for ongoing hospitality/mixed use Asset Management -helping define growth strategy and identify, assess, recommend and execute development opportunities and then asset management the assets when the construction has been completed.

Job Responsibilities:
- Provide strategic direction for a growing portfolio of assets
- Prepare, present, and execute comprehensive annual business plans for each asset with the goal of maximizing value and cash flow for investors/equity partners.
- Work in partnership with acquisition and development team on underwriting and due diligence for the new real estate investment opportunities; ensure a smooth and successful transition of new assets into the portfolio.
- Evaluate, select, engage and manage third-party property managers, consultants, contractors, and brokers to provide services for the portfolio.
- Provide direction to third-party property managers and leasing brokers regarding the development of and successful execution on operating budgets, capital investment plans, leasing/marketing plans, cost control strategies, risk management strategies, and other significant operational items with the goal of increasing/maximizing value and cash flow.
- Prepare quarterly asset management reports on each asset to investors/Board of Directors
- Review financial reporting and variance analysis and coordinate with accounting personnel to ensure that financial statements are accurately presented.
- Develop financial feasibility and due diligence to screen opportunities for board presentation.
- Maintain an effective network of contacts among potential operators, partners and investors to identify projects and select the best fit operators for the existing and new assets.
- Specifically act as owner's representative for hospitality assets ensuring hotel GM's are maximising assets returns.

Requirements

- At least 10 years in asset management and development experience with proven commercial and analysis experience in project evaluation and asset management.
- High-energy and detail-oriented asset management professional who will assume hands-on responsibility for overseeing client growing portfolio.
- Previous experience in all key categories of real estate management (mixed use, hospitality, education and healthcare/clinics)
- The successful candidate will have superior analytical, budgeting, written communication and negotiating skills
- Excellent English verbal and written skills, knowledge of Arabic is not mandatory but will be a strong advantage
