Job description / Role
- Monitors the administration of leases, tenant relationship management, collection of rent, and renewal of leases.
- Ensures establishment of proper records of all lease and tenancy contracts in order to control lease / rental collections promptly.
- Ensures transparent and reasonable process for selection of prospective tenant.
- Ensures effective safeguard of company rights and leased properties.
- Prepares the leasing plan based on the handover date of new property and categorization of the premises within the existing property.
- Liaises with the Projects department to amend the leasing plan based on inputs received from Projects.
- Reviews any exceptions made to the standard tenancy contracts and obtains inputs from the legal advisor.
- Ensures any escalation in the lease rental is in accordance with the prescribed regulation.
- Reviews the request for rent abatement (waiver or delay in rent escalation) and obtains approval/rejections as per the policy.
- Ensures tenant waiting list for both residential and commercial properties are maintained.
- Reviews the rent master list and provides comments.
- Reviews the variation of lease period and discount on lease rent request in consultation with Property Manager.
- Reviews and approves the lease agreements, lease renewals, and clearance letters prepared by Leasing Officer-Residential.
- Identifies the properties to be managed by third party Property Management Company.
- Reviews the annual contract with Property Management Company on annual basis and recommends if any changes in the contact are required.
- Liaises with procurement department to appoint the third party Property Management Company.
- Performs any other relevant task as directed by Chief Property Officer and Property & Facilities Director
Requirements
* 5-8 years of experience in property leasing with at least 3 years in managing large portfolio for both residential and commercial properties
