Employment: Full Time

Makeen Properties, a leading UAE-based player in real estate development, is a subsidiary of The Ghobash Group, and boasts nearly three decades of market expertise and experience.

Currently seeking an Investment Analyst for its primary office in Dubai. This person will play a key role within a relatively small day-to-day team, and consequently will have close interaction with the firms General Manager.

Responsibilities will include:
- Conducting detailed financial analyses of individual assets or portfolios, operating companies, and other portfolio investments to determine attractiveness of investment opportunities.
- Building financial models to reflect complex deal structures, analyzing in detail the models and underwritings of operating partners, and running sensitivity analyses across a variety of variables to assess the relative risks and opportunities of a given deal or structure.
- Analyzing diverse categories of data and assisting in the preparation of investment memoranda for the partners and for external investors.
- Assisting in the process of sourcing new investment opportunities through data collection and analysis of best-in-class companies across several real estate sectors.
- Tracking economic, capital market, and real estate trends to help develop investment and asset management strategies

Requirements

The firm is specifically searching for those who have the following skill-sets and backgrounds:
- 1-3 years of prior relevant work experience in real estate private equity, real estate investment banking or real estate finance (preferably from a top-tier firm)
- Ability to perform detailed financial analyses including financial statement analysis, cash-flow modeling, carried interest/waterfall calculations, IRR and cap-rate analyses, etc. (Strong analytical ability is absolutely essential)
- Ability to work well in a small, dynamic team and proactively take on tasks with limited direction.
- High proficiency with Excel is critical.
- Evidence of outstanding written presentation ability (in both Word and PowerPoint)
- Conducting due diligence on assets by managing external advisors;
- Analyzing financial information relating to specific assets, e.g. rent roles, expenditures to determine suitability of an asset to deliver for investors;
- Keeping up to date with market developments, new investment products and all other areas that can affect the markets, e.g. movements in the overall RE market in the investment areas.
- Monitoring the financial news.
- Financial modeling and projection.
- Drafting and writing research reports for the General Manager or client use.
- Meeting with and providing information to the General Manager; this might include, summaries of research, investment ideas, key events from the proceeding day as well as key drivers for the day ahead;
- Making recommendations to the General Manager, being able to position ideas and articulate to the General Manager about the risk or payoff for each recommendation.
