A Leading Business organization in Qataris looking forward to recruit immediately an experienced Property Lease Manager.

JOB SUMMARY:
The Manager, Lease is responsible for all accounting and reporting functions related to the Company’s real estate, including both leased and owned property. Lease apartments to prospective residents and supports property's marketing plan. Oversees the lease administration, audit and payment processes relating to all operating leases. Assist in the preparation of annual tenancy budgets and monthly projections.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein.
Managing a portfolio of multiple compounds comprising of villas, residential buildings etc.
Monitor and controls compliance to contract of Facilities Management contractors for the company properties’ portfolio.

Keeping abreast of the competitors activities and remain ahead of the competition.

Negotiate new lease, lease renewal or lease termination terms, including amount to be paid,length/timing, etc.

Confidently interact with and provide excellent customer service to clients.

Oversee management of assigned properties, direct for the loss prevention activities, risk management, safety/security, maintenance, marketing, landscaping

Direct property management staff in the administration of lease terms, tenant and landlord responsibilities, and tenant default actions, coordinates move-ins/move-out of tenants.

Develop operating income, expense budgets and capital budgets to reflect the owner’s objectives for operating the property, cash flow requirements and leasing strategy.
Manage tenant relations and coordinate requests for repairs and maintenance, understanding of rent charges, lease issues and other tenant concerns.

Review opportunities for sale or sublease of surplus, underutilized or non-strategic assets, and where applicable, provide information to the company chairman.

Administer leases, analyses lease clauses, prepares vacancy reports, enforces tenant compliance and performs landlord obligations. Interface with leasing representatives and brokers to assure spaces are leased/re-leased effectively.

Keep accurate records of current building conditions including roof, HVAC, utilities, and special circumstances.

Perform other related duties as assigned, receive, evaluate, log and resolve or distribute letters, and correspondence or communications from internal and external customer.

Demonstrate a positive, professional, and client-oriented attitude about the company with co-workers, tenants, clients, and the public.

Initiate and promote continual process improvements within the real estate department..

Maintain and enhance the Company’s relationship with its landlords.

Develop a network of emergency maintenance and break-down services to be available for 24 hour/weekend coverage, as required.

Prepare, review and/or abstract into property database leases, lease amendments, renewal option exercises, letter agreements, notices, etc.

Coordinate collection and documentation of all revenues, follows lease obligations of tenants and the owner’s policy on accounts receivable.

Engage contractors, contract for services, supervise work, and approve invoices for all goods/services required to maintain the properties up to company and owner standards.

Maintain complete and accurate property file records.

Requirements

Qualifications
• Minimum 4 years’ of experience in a similar role in a deadline driven environment.
• Ability to effectively communicate results to management at all levels as well as forge strong cross functional partnerships with internal and external parties.
• Must be highly organized and a forward thinker.
• Strong excel and general computer skills.
• An honors degree in Real Estate, Economics or equivalent.

The annual remuneration package, including benefits is negotiable based on the interview evaluation. Appointment to this position is on the basis of unlimited contract period which is subject to an annual performance review against agreed objectives.
