MEP Inspector (Civil)

Job description / Role

Report to the Hard Services Manager and monitor day to day performance of the FM MEP Service Provider and their PPM and Corrective Maintenance schedules, the standard and quality of their work and ensuring response times are monitored and reported.

The post holder will also assist in the management of Defect Liability Period for the new HQ, District Cooling Plant and Underground Car Park and carry out any other duties related to Civil & Fabric Maintenance work as may be assigned by the Hard Services Manager.

Key Job Responsibilities
- Provide technical support to the project on all civil and fabric maintenance.
- Be responsible for the monitoring of all planned and reactive tasks in accordance with the Service Level Specification requirements and report all shortfalls
- Provide feedback from both in-house and specialist service partners on the quality of service and any recommended corrective actions to be taken
- Support the Maintenance activities of the department by providing specialist civil engineering knowledge and advice, associated with the full range of building services equipment.
- Provide input for daily and monthly management reports and shift handover reports in a timely manner.
- Carry out risk assessments and develop Method Statements to ensure all tasks are carried out safely so as not to harm people, equipment or property
- Assist in conducting building surveys and asset condition surveys, tagging, data collation and input into the CAFM system
- Ensure that work is to be performed as per HSE regulations, local municipal laws, government legislation and Building codes.
- Provide and prepare estimates and quotations for small modification project works as and when required
- Assist in the Defects Management Liability period through regular inspections and audits as well as the reporting of all defects found and rectifications required.
- Maintain good and harmonious relationships with clients and visitors and respond to any complaints promptly. Identify any necessary steps to prevent inconvenience to tenants. Any issues to be reported to the helpdesk and onward processing to the Serco management.
- Whilst the holder will primarily be assigned to the civil and fabric maintenance on site, they should be conversant with, and understand, the complete working of the Maintenance services department and systems and processes employed.
- Ensure compliance with the company Serco Integrated Management System relevant to the position. Work with power and hand tools safely so as not to cause harm to self or others
- Monitor service providers compliance with all necessary internal and/or external approvals before, during and after maintenance and repair work including Permit to Work procedures
- Participate in the Health, Safety & Risk programs including toolbox talks, health safety and environmental training related to work activities especially safety and working at heights
- Carry out all other duties as directed by the line management to the benefit of the GSD Maintenance department as they relate to the handover and operation of the new HQ, District Cooling Plant and Underground Car Park.

Requirements

- Minimum of 3 - 5 years working experience in building fabric maintenance and civil works
- Experience in working in a commercial building within a facilities management services environment
- Certificate or Diploma in Civil Engineering
- Knowledge of building services systems and equipment
- Knowledge and working experience of internal and external building fabric maintenance, external landscape and irrigation, surface finishes, fixtures and fittings.
- Knowledge of the relevant UAE laws and regulations that apply to building fabric and civil maintenance
- Self-motivated with sound analytical skills and work on own initiative.
- Fluent in the English Language both written and Oral
- Problem solving and decision making
