Job description / Role

Employment: Full Time

A large Real Estate Group is currently looking for an experienced Operations Manager to manage a Mall operations in Abu Dhabi
You will be based on site and will be responsible for all day-to-day technical operations and compliance with relevant legislation.

Your main responsibilities will include:

- To manage contractors and third party suppliers.
- To manage operational budget on site.
- To operate within project / departmental budgets.
- To formulate the annual operational and budgets, in advance of the start of each calendar year, and to report for approval.
- To maintain spending within all approved operational budgets.
- To be efficient in the use of resources, particularly gas, water and electricity.
- To manage the tender process for service contracts, making recommendations to the Management.
- To control, manage and monitor all suppliers and contractors for efficiency, value for money and adherence to contract requirements.
- To develop and review annually a Disaster Control and Recovery action plan for the centre.
- To crisis-manage major incidents, whenever they occur.
- To ensure that a Health & Safety regime is formulated and implemented on site at all times.
- To ensure weekly fire alarm testing is carried out, and to ensure that a full fire evacuation exercises are carried out bi-annually.
- To ensure that all general, fire and water risk assessments, together with any other such risk assessments that may be required by statute, are carried out as required, and at least once per year.
To act as liaison with tenants on all technical aspects relating to leased units.

Requirements

To be considered for this role, you must have the following skills and attributes:

Qualifications: IOSH Managing Safely in FM and NEBOSH International Certificate in Health & Safety
At least 3-5 years operational experience, including shopping centre environment, to include experience and management of the following:
- Health & safety.
- Practical risk assessment.
- Working at heights activities.
- “Permit to Work” system.
- Water systems and controlling legionella.
- Demonstrable ability to take responsibility for sizeable and complex instructions.
- Demonstrable technical competence in areas relevant to role.
- Detailed knowledge of legislation and case law relevant to role.
- Knowledge of the retail property sector.
- Demonstrable understanding of market and local knowledge.
- Demonstrable understanding of business development and client relationship management.
- Presentation, negotiation, teamwork and report writing skills.
- Good communication and interpersonal skills.
- Good command of written/verbal English
- IT skills (MS Word, Excel, Power Point, Outlook, Internet).
- High level of preciseness and analytical skills.
