Job description / Role
To ensure the uninterrupted availability of assets and services in accordance with the management commitments made to community residents through OA Agreements. Management of Service Providers within the communities based on resident feedback and industry best practice. Interaction with other senior level stakeholders within the developments.
Manage the operation and maintenance of Assets and Services within all TAZIZ Master Communities.
Manage program Handover of building assets from master developer ensuring the delivery of all developer handover obligations
Plan and direct operations and maintenance activity for all community assets to ensure uninterrupted availability
Manage an ongoing program of Master Community FM upgrades, improvements and asset replacements based upon the CAPEX plan
Lead the development of service tenders. Technical evaluation of potential consultants, contractors and service providers
Assist in finalization of service providers contracts
Prepare requests for quotations (RFQ) for minor works
Coordinate the validation and development of a detailed asset register database and life cycle cost forecast
Undertake regular community QHSE inspections and audits. Manage the implementation and enforcement of workplace, health, safety and emergency procedures
Ensure all regulatory and statutory obligations are met.
Carry out inspections and audits to evaluate service provider performance in operations and maintenance.
Coordinate and oversee activities across each community, including that of consultants, service providers and authorities.
Respond and resolve difficult stakeholder enquiries and complaints.
Co-ordination with Community Management for events and communications responsibilities.
Requirements
Minimum Qualifications and Knowledge:
Degree in technically related subject with a minimum of 5 years post graduate experience or higher education with 10 years relevant experience
Technical knowledge and FM implementation
Minimum Experience (number of years):
7 – 10 years diverse roles in the field of asset management with at least 3 years in master community management
