Our client, a well-established diversified business holding group from Saudi Arabia, has multiple towers under construction on a mega Doha project that are residential mixed use high rise towers. Due to the scope of the projects, our client now seeks to appoint a Project Manager to manage the defects and minor works coordination of both existing and new projects to ensure seamless handover to clients and end users. This role has a significant impact on the branding strategy of the firm.

Reporting to the Project Director, the candidate we seek for this newly created role will be responsible for the establishment, management and ongoing development of this division and is responsible for the overall control, administration and coordination of the builder’s contractual obligations during the defects liability period for all new building works. Responsibilities include:

• Assessment, development and implementation of all required systems, processes, policies and procedures to remedy new building work defects.
• Management of a crew of internal resources in addition to subcontractors and builders.
• Interaction with Building Owners, Managers and Authorities.
• Liaison with Project Managers and will serve as the main point of contact for all sub-contractors throughout the building defect liability period.
• Monitor the operations of all sub-contractors and ensure all sub-contractors are coordinating all general maintenance and maintenance during the defect liability period.
• Carry out repairs, replacement and adjustment of plant and equipment as required.
• Review the accuracy of all sub-contractors daily, weekly and monthly reporting for maintenance and defects.
• Participate in the prequalification and selection of sub-contractors.

Requirements

The key attributes for this role include:

• Degree qualification in Construction / Engineering / Architecture or comparable experience considered with a minimum of 5+ years’ experience in defect coordination for medium / high density residential development.
• Excellent communication, interpersonal, networking, negotiating and relationship skills.
• Experience in contract administration and a working knowledge of relevant building codes and regulations as applicable.
• Experience in generating, monitoring and actioning programs of works and reports.
• Experience in facilities management and MEP supervision will be highly regarded.
• Must be detail and results oriented.
• Ideally will have experience working in an expatriate environment.
