The Role


Skill set required for a Project Manager within the infrastructure team:

• UAE nationality
• Infrastructure background;
• Civil Engineering degree - however another relevant qualification with excellent project management experience is accepted;
• Assistant Manager to Manager level - minimum of 3-5 years project management experience;
• Preferably 2 years regional / local market experience;
• Experience of working more than one project simultaneously idea;
• Connections with the service authorities would be very beneficial. Will need to communicate with the local/service authorities - Dxb Municipality, RTA, TRA, DEWA, Etisalat, Du amongst others - therefore would be preferable to recruit someone locally.

1. JOB PURPOSE

Manage the cost-effective construction of assigned capital property asset, monitoring the activities of all related parties associated with the design and delivery of projects in order to ensure completion within agreed time programme, cost and specification.

2. NATURE & SCOPE

The position reports to the Director, Infrastructure.

The job holder keeps the Director, Infrastructure informed of ongoing activities, developments and potential problems on a regular but informal basis;

The job holder has a good deal of freedom to operate pro-actively in concert with the Director, Infrastructure and present the latter with relevant data and solutions which shall ensure that matters which may affect the Department’s performance are identified, investigated and resolved;

The job holder works within the Company policies, standard operating procedures and objectives as approved b Executive Management. The incumbent is required to design and implement agreed strategy, systems, controls and programmes that support the achievement of these objectives;

The job holder meets with his colleagues frequently and informally to plan, review and monitor progress against objectives and targets;

Outside the Company, the job holder promotes interfaces and relations with Consultants and Contractors within the context of Company policies, standard operating procedures and objectives as approved by Emaar Executive Management.

3. PRINCIPAL ACCOUNTABILITIES

• Implement successfully our clients property development plan and strategy and optimize development revenue to ensure best shareholder returns are achieved;

• Plan, organize, resource, lead and monitor the assigned project to ensure that the project is delivered within agreed time, cost and specification;

• Contribute in managing interfaces with consultants, contractors, suppliers and engineers and in identifying operating risks of each development so that the client achieves its profit objectives, incurs no financial losses and meets its development compliance objectives;

• Monitor the Project Master Plan in coordination with the main Consultant and provide instructions to update on a regular basis to reflect current project status against agreed plans and initiate corrective action when necessary to ensure maximum efficiency, cost effectiveness and competitiveness;

• Oversee the preparation of a testing and commissioning programme, handover phases of the project, warranties and guarantees to ensure that the project is managed in the most efficient and economic way to minimize both cost of money and services complexity;

• Keep abreast of business and technical developments in the building / construction industry and its markets as a basis for planning and managing change, stimulating customers and ensuring the Company’s success and business viability against competition;

• Assists in monthly cost reports and cost control activities;

• Review and process payment applications from Consultants and overview/process contractors payments;

• Assists in monthly programme report preparation;

• Participates in meetings as required;

• Monitor activities on site and visit the site as required;

• Monitor and evaluate the performance of the staff under his direct control;

• Assesses and reports on the performance of Consultants and Contractors at the completion of each project;

• Performs all other relevant tasks assigned by the Director, Infrastructure;

4. QUALIFICATIONS & EXPERIENCE (COMPETENCIES REQUIRED)

• B. Sc. Degree in Civil Engineering from a recognised University / College;

- Minimum 3-5 years Post Graduate Civil engineering experience gained preferably in a Property Development or Consultancy / Construction environment;

- Minimum of 2 year of Regional / local Civil engineering experience gained preferably in a Property Development or Consultancy / Construction environment;

- Competencies required are excellent organizational skill, analytical skills, interpersonal skills, diplomacy, materials and construction skills and a good knowledge of the local industry.
