A reputable and established GCC retail group is seeking a Project Manager in Kuwait to manage the tender, third-party appointment, design and construction schedule for the delivery of F&B and Retail outlets in accordance with the companies strategic expansion program. They are seeking a suitable candidate who can be the co guardian of capital investment in the construction and refurbishment of all projects, coordinating the regional teams, QS and maintenance to ensure delivery of projects on time and within approved budgets. This role reports directly into the GM of property.

Principal Accountabilities
* To implement a comprehensive project management schedule, liaising with the relevant personnel within The company and externally appointed contractors to ensure that information is continuously updated and made available to all key stakeholders. Wholly accountable for the delivery of a broad range of own-brand and franchised brand projects within agreed timeframes (as per outlet lease specifications) and within approved budgets, including the programming and fulfilment of the outlet refurbishment program according to the cycle of re-investment agreed with the management.
* To manage the relationship and contracts defining the commercial terms and scope of works agreed with the designer, contractor and project management companies so as to ensure that individual projects are delivered to brand specifications and to the satisfaction of all parties. Oversee the design, delivery and build phases of all property developments (new and refurbishments), ensuring that they are conducted comprehensively, on time and within budget.
* To oversee the financials for each project, ensuring that agreed costings are adhered to, projects are completed within pre-specified and approved financial limits, post-completion project reviews are undertaken and variances to the projected scope of investment are highlighted and recovered. Maintain full post project appraisals with the GM, assisting in the production and verification of budget variances.
* To manage the design, build and equipment procurement tendering process, ensuring that the best rates are negotiated and that our suppliers and contractors recognise and value their relationship with the group.
* To ensure that the company assets are responsibly maintained through the effective execution of preventative and reactive maintenance programs. Responsible for managing maintenance of all Company owned/leased premises with respect to civil work, pest control/cleaning/upkeep in order to maintain hygiene standards and coordinating regular/routine maintenance work (electrical/plumbing/air-conditioning etc.) by coordinating with relevant service providers/contractors.
* To continuously review project efficiencies and to challenge the methods applied by both the group and third party personnel; to implement a program of continuous improvement to project management processes. To ensure that processes and systems are established and developed to accurately assess the impact of property and project management activity on business performance.
* To work with HR and operations managers to ensure that project programs are monitored and recruitment of staff for new outlets is streamlined in accordance with the (moveable) pre-opening schedules for these outlets.

Requirements

* 10+ years experience in property, project management and facilities management, in a commercial environment working with all levels of management, including senior stakeholders.
* Extensive knowledge and understanding of property and project management strategies, methodologies and processes, with a proven track record of developing and delivering creative initiatives which have directly contributed to the achievement of improved business performance.
* Specific experience of managing contracts, relationships and service provision with external suppliers.
* Exceptional communicator, with a track record of building extensive networks and multiple strong relationships. Able to influence strategic development through the presentation of clear and well-supported proposals to all levels of stakeholders.
* Ability to work and manage conflicting priorities in a fast paced, rapid growth and results based environment.
* Indepth knowledge of the UAE/Kuwait property market or capability to acquire this (i.e. locations, future developments, regulations, etc).
* Strong and influential leader, capable of engaging and developing people to deliver their optimum performance.
