Job description / Role

Employment: Full Time

A renowned group of companies is looking to hire a Property Development Manager who will be reporting into the Group General Manager and the Board.

JOB PURPOSE

• Encapsulate the full responsibility of growing the organization by aggressively driving the expansion of the businesses in multiples of shops and in all locations in the GCC.
• To deliver consistently “on Brand” stores as per the approved design which are – on time, on budget and meet the quality and specs.

KEY ACCOUNTABILITIES

Strategy

• To successfully implement the group development strategy plan, relevant to the growth of potential for each country / city.
• Understanding the GCC - City wise potential – Population, Classification, demarking the trade areas for the desired catchment by using various data, detailed research of catchment etc.
• Participate to the elaboration of the strategy for country wise development programs with the CEO and Heads; and guarantee its application.
• Ensure the planning and effective implementation of the expansion plans based on the strategy and objectives defined.
• Evaluate and propose action plans to increase profitability and productivity.

Sourcing Properties & Land:

• Identify locations and sites for expansion in targeted cities.
• Organize market potential study for each site and work on financial parameters.
• Carry out negotiation with Developers and Landlords and bring about closure to the process.
• Guarantee proper Documentation for all lease agreements.
• Maintain professional, impartial and efficient relationships with tenants, real estates’ agents and consultants in accordance with the conflict of interest policy.

Internal Approvals

• Discuss with Management and Finance teams and complete “Due Diligence” for the sites.
• Propose sites for the opening of new stores/shopping mall within the overall expansion plan to corporate office and taking approvals on financial parameters.

Execution & Project Delivery

• Getting the agreement signed and finalizing on deliverables with timelines.
• Organize building plan sanctions and approvals from Government agencies.
• Interact with Developers and Landlords to get final handover of signed premises for fit outs.
• Responsible for the delivery of allocated projects from inception to completion in accordance with the fixed capital plan.
• Interface with external consultants related to the project.
• Manage contractors who in turn are responsible for the delivery of assigned capital projects including when requested the technical/ specification elements through the lease negotiations with developers.
• Manage the creation and updating of the project schedule for all their projects, making certain that they are regularly reviewed, updated and reported upon to agreed timescales (using the agreed program reports).
• Undertake PIR, performance review of external consultants and report learning’s and action points.

Other

• Conduct market study for new developments and existing competition.
• Frequently update the management team on retail developments and innovations.
• Stays informed about competition activities and actions; and identify new opportunities and measures.

WHAT ARE YOU RESPONSIBLE TO ACHIEVE

• Successful and timely achievement of corporate strategy with regards to international expansion (new market entry & development).
• Development on the core market by speeding up hypermarket/supermarkets/departmental store openings and monitoring individualized projects.
• Appropriate completion of projects within the defined time frame.
• Creation of a new team for the Development Sector in GCC.
