Employment: Full Time

Our client are in the retail/HORECA sector.

They require a Property Director to look after their existing assets in Kuwait, and to secure new ones across the GCC. You should already have experience in the restaurant/retail sector within the Real Estate department.

The Property Directors main responsibility is to source suitable real estate assets, across all Countries of operation.

Responsible for tracking the performance of Company assets to ensure real estate investments accomplish the anticipated revenues.

Additional responsibilities of the Property Director includes handling each property's financial operation, ensuring rent and maintenance bills are paid in a timely manner, to analyze information on property values, zoning, population growth and traffic volume to decide if certain properties should be acquired, or current properties relocated.

• Analyzing market conditions.
• Working with the Market Research Manager on new projects and relocations.
• Completing surveys on local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.
• Contracts with landlords by negotiating leases; key monies and deposits.
• Accomplishes financial objectives by controlling rental payments; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
• Maintains building systems by contracting for maintenance services; supervising repairs.
• Secures property by contracting with security services; installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies.
• Prepares reports by collecting, analyzing, and summarizing data and trends.

• 7 years experience in related field
• Experience in Managing a team
