The RoleThe Role- Evaluates, review and check contracts, documents, rent revenue (due diligence) for the new buildings, complex and villas Tadawul desire to invest - Maintains property rentals by advertising and filling vacancies; negotiating and enforcing leases; maintaining and securing premises - One would oversee an already established portfolio of operational properties, including Villas, residential buildings as well as commercial and some industrial - One would make improvements to the business, implement new concepts; oversee an already established in-house team - Must be able to turnaround the properties in a way to increase the net income produced and the overall value of each individual property - Performs an exit strategy for these properties. - Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, and profit goals - Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units - Contracts with tenants by negotiating leases - Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action - Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs & planning renovations - Maintains building and supervising repairs - Secures property by contracting with security patrol service; installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies - Enforces occupancy policies and procedures by confronting violators - Prepares reports by collecting, analyzing, and summarizing data and trends through installing appropriate systems - Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments - As a Property Manager, you will need to be available at the first of the month to collect rents - You will need to be available when there is a vacancy in order to show the properties, and you will need to be available to handle the details if there is a maintenance problem |

Motivation for Sales, Meeting Sales Goals, Negotiation, Selling to Customer Needs, Closing Skills & Prospecting Skills. Degree/Masteral in Property/Facility Management discipline Experience in Real Estate income funds 10-15 years experience in Property and/or Facility Management role Experience in Business/Sales development would be highly thought of Knowledge and experience of GCC business environment Portfolio and Property Management Systems Computer literate with knowledge of MS Office essential Proficiency in spoken and written English Language Arabic is essential |
