Our client is a government owned property development firm with global property development interests worldwide in city, hospitality and shopping centre development. They now wish to recruit a Senior Director to lead and manage the leasing and global accounts function across various markets which include the footprint of the firms asset management portfolio. This role will focus on ensuring maximum occupancy of rental properties (both first time and ongoing leasing of new and existing properties), alongside achieving maximum rent, maintaining optimum profitability and revenue growth across asset classes. The incumbent is also responsible for the recruitment, development, and mentoring of a leasing team. The focus of the role is Strategic Planning, Strategic Relationship building, Leasing Negotiations, Customer Liaison, Profit Maximization, Management Reporting and Staff Management.

Reporting to the Executive Director - Assets and managing a development team of 2; this role is responsible for the following:
- Develop strategic business plans and budget plans for the leasing function, review performance of the portfolio, and determine pricing strategies for various asset classes/ assets.
- Develop overall leasing strategy for various asset classes (newly acquired and existing) on the basis of global and key markets, economic trends; communicate and supervise operating strategy once approved.
- Develop strategic leasing plans for new assets, review performance, analyze and update management on all key matters that require leasing approvals, and handle all queries posed by management on leasing operations and performance in various regions.
- Direct the leasing team to ensure highest and best use of all vacant spaces, and strengthening relations with various brands. Ensure effective management of strategic relationship with prospective tenants, real estate brokers and other professionals.
- Develop and maintain robust relationships with global and regional brand partners, brand aggregators, institutions, and key agents to promote best interests of the firm.
- Guide the leasing team to assess market conditions and estimate the demand of large corporates for office and retail leasing requirements.
- Oversee the qualification, assessment, negotiation and closure on lease agreements for the firms properties including new leases, lease renewals, and/or amendments.
- When required, lead negotiations with potential tenants with a view to maximize occupancy, yields, and rentals. Ensure the leasing team qualifies potential tenants, post reviewing their financial statements and reference checks to mitigate the potential risks involved.
- Guide the leasing team in identifying the unique selling proposition of each property that would aid in creating an optimum tenant mix.
- Lead marketing campaigns through marketing team and Directors in charge of the leasing assets to develop and implement effective promotions for the various assets. Manage the leasing agents, marketing team, and support staff on deals, pipeline, market strategy, and analysis.
- Ensure that occupancy levels of all assets are at budgeted levels or higher. Recommend and oversee the development or redevelopment of assigned properties in conjunction with the asset management team to increase property attractiveness and thereby improve cash flows.
- Oversee and ensure accurate and timely maintenance of property files by the leasing team for various reporting requirements.
- Implement measures to improve traffic and to increase customer interface and continuous engagement.
- Establish both rental rates and leasing parameters (qualitative and quantitative) and align with budgeted amounts for each property to maximize occupancy yields.
- Develop and maintain financial models to forecast and monitor leasing activities for various asset classes and related portfolio?level metrics. Focus and strategize on adding value and maximizing return for the real estate asset portfolio by analyzing property for asset efficiencies, costs, and income.
- Monitor the cash flow and requirements for the asset classes and provide annual projections to the firms finance team.
- Develop, implement, and maintain policies, processes, and procedures for the leasing and global accounts function, which are in line with the corporate business plans of the firm.
- Recruit, manage, motivate and develop a high quality leasing team for driving leasing operations and for achieving the business objectives.
- Monitor the performance and productivity of all team members with clearly set job expectations in line with the performance appraisal system of the firm.
- Organize training and development platforms for the team members on different aspects of leasing function, as applicable, and maintain a high performing environment and an amicable work culture, upholding the firms values.

Requirements

- Bachelors and/or Masters degree in real estate, business administration, finance, accounting, commerce, economics, engineering or any other relevant stream. Any other relevant professional certifications will be an added advantage.
- 15+ years of experience in commercial leasing with minimum of 6 years in a senior management position.
- Previous experience in retail leasing or selling.
- Working knowledge of the commercial leasing process, real estate law and corporate finance.
- Knowledge of deal structures and lease terminology.
- Previous experience in property accounting and financial analysis involving urban large scale properties.
- Previous experience in leading a team.
- Advanced working knowledge of MS office applications.
- Experience in the MENA property sector is highly desirable.
- Exceptional communication and negotiation abilities with strong organizational skills and capacity to work under pressure.
- Demonstrated ability to achieve results and drive to succeed.
