The Role

A leading group of companies based in the UAE are seeking an experienced Manager to oversee operations for a Mall in the UAE.

One would report into the General Manager and oversee the below:

Operational management and development of all retailers and retail assistant managers to deliver short, medium and long term expectations of all stakeholders whilst actively seeking to improve operational standards, retails performance and tenant mix.

The Senior Manager Retail Relationship is responsible for all aspects of retailer operational standards, legal and statutory compliance, retail business development and retail relationship management.

The Senior Manager Retail Relationship is required to have a thorough understanding of retail and in particular the key drivers for retail within a mall environment. The Manager must have strong influencing and communication skills at senior level

Delivery of Annual KPI's as agreed on annual basis
Retailer Management
Regular detailed analysis of tenant performance information outlining trends, opportunities and risks
Management of all aspects of tenant operational standards and compliance to The Dubai Mall Standards and Procedures
Appropriate and timely communication with tenants
Regular structured meetings and relationship building with all key tenants
Tenant adherence to all legal, statutory and health and safety requirements
Leasing
Support to leasing team through Tenant Performance Management, Identification of Retail Trends and Identification of additional opportunities to strengthen The Dubai Mall tenant mix communication of regional, national and international opportunities to leasing team
Management of all variations to lease agreements in timely and
professional manner. Management of tenant and clear communication to all internal teams (Legal, Leasing, Operations etc)
Stakeholder Relationships
Retailers – local, head office, current and potential
Develop and build relationships with retailers via all avenues including Retail Partnership, Forums etc
Work with marketing to support retailer campaigns/initiatives
Ensure operational initiatives are delivered via retailer acceptance
Operation by all retailers with lease, regulatory and tenant handbook obligations
Provide effective and efficient links with operations team and retailers
Investment/Financial Performance
Management of expenses within total budget
Achievement of agreed revenue targets (terraces, storages etc)
Active pursuit and collection of outstanding debts
Assistance to Finance team where required in collection of debts (Rent, utilities etc)
People Management
Provide support and background knowledge
Provide guidance, leadership and management to retail assistant managers and other retail team members

Key Relationship
Leasing, Specialty Leasing, Legal, Finance, Security, H&S and Marketing
Service Providers including Facilities Management, Health and Safety etc
External
Retail Managers, Retail Partners and Head Office contacts

Requirements

Degree qualified with 4-5 years retail/property management experience
GCC Retail experience
Knowledge of Retail Leasing and Lease Management
Commercial acumen
Strong communication, relationship building and motivational skills
Seeking a professional with a mall/operations/leasing background. Ideally currently in a junior Mall management capacity.
