About the business
Al-Futtaim Group Real Estate (AFGRE) is the real estate development and operations arm of Al-Futtaim group which is headquartered in Dubai. AFGRE is responsible for the origination, conception, development, procurement and construction of mega projects and the leasing, sales and operation of these projects after completion.
In addition, AFGRE develops and operates an extensive multi-million dollar portfolio of individual corporate real estate and investment assets across the MENA region.
The two current flagship mixed use urban communities under the Festival City brand are the award winning, Dubai Festival City (5.2 million square metres) and Cairo Festival City (3 million square metres).

Dubai Festival City is an Al-Futtaim Group Real Estate development project which covers 5.2 million sq m and stretches 3 kilometres along the historic Dubai Creek that optimises the thriving and visionary spirit of Dubai.
Dubai Festival City is an established creek side, mixed use destination and premier waterfront community interconnecting finest residential, shopping, dining, leisure & entertainment, international hotels, schools, golf course, automotive park and offices. It is formed into three distinct districts and connected by a 30 kilometres internal road network and creek side promenade. Located in Dubai you will be required to source and maximize Specialty Leasing income through the promotion and leasing of common areas and project sites in line with the overall business and marketing plans. 
Your key responsibilities will include:
Implementation of Specialty Leasing Plan: Participate in the process of development of business plan by providing input based on understanding of the market and market intelligence reports; and responsible for implementation of the plan by effectively targeting external companies/organizations/associations, as well as advising the Mall Retailers of such Leasing initiatives or opportunities to secure Specialty Lease Agreements, and achieve the objective of supplemental income through Specialty Leasing.
Business Development: Monitor competitive activities and input it into the process of the ongoing Specialty Leasing opportunities, as well as seek new and innovative measures to broaden usages in conjunction with the DFC business and marketing plans.
License Negotiation: Negotiate with potential clients as per budget and strategy document, for all new Specialty Lease agreements and all subsequent renewals.     
Retail Presentation Standards: Work with all lessees to establish a professional and safe standard of presentation, as well as maintain control over Specialty Leasing presentation, ticketing and lease line encroachment ensuring the highest possible standard of presentation in the common areas of the Centre.
To carry out regular inspections of leased out sites, paying particular attention to the adherence to mall regulations by staff, status of displays, fixtures and fittings, signage and presentation, and where necessary, take appropriate action to have anomalies rectified to ensure sightlines and access to shops or kiosks are not impeded and to maintain the integrity of the overall look and presentation.
Communication with Lessees: Liaise with the entrepreneurs / companies and business to understand their requirements with regards to equipment, representation and operational requirements; and at the same time to communicate clearly the framework of operation allowed, with the objective of ensuring there is clear understanding regarding the standards of presentation; the boundaries of operation; as well as to ensure that there is no direct conflict of trade with an existing tenant.
Business Correspondence and Promotion Literature: Based on guidelines from Specialty Leasing Manager/ General Manager  produce correspondence both, formal and informal, including letters, memorandums, promotional publications, reports and other documents as necessary, having regard for professional presentation and ensuring approval as per DOA of the same prior to any form of publication.
Administration: Maintain an up to date database of all available Specialty Leasing sites and their status, the various Specialty Leasing clients and prospects, for the purpose of consistent and timely follow up and to ensure efficient handover of vacant sites. Also responsible for the administration of the Specialty Lease Agreements, correspondence, records, terms and conditions, public liability insurance's and collection of monies due.
Specialty Leasing Equipments: Responsible for the distribution of, and the inventory of all Specialty Leasing equipment, merchandising and display materials ensuring their security, preservation and orderly storage at all times.

Requirements


Requirements


You will be required to possess a strong working knowledge of leasing aspects in the real estate business, particularly in the Middle East. Additional to this you must possess:

3 - 5 years relevant experience in Real Estate, sales and marketing or in a similar field
Educated up to degree level, whist tertiary qualification in marketing would be an advantage
In depth knowledge and experience in leasing of large sized multi usage properties
A good understanding of the regional and local real estate/ property development market
Strong teamwork and communication skills with the ability work in a multi cultural environment
