This company is privately owned and developed by one of the leading business groups in the United Arab Emirates. As Dubai's spectacular growth extends rapidly toward Jebel Ali, this company instead is bringing focus back to the heart of the city in a celebration of life.

They are currently seeking Senior Property Developers in the areas of Residential/Commercial, Retail and Infrastructure for their new and exciting projects.


REPORTS TO: GM- Development

1. JOB PURPOSE
Support the Development Department in achieving its objective of the development of a living and working community within the region by identifying suitable property and commercial opportunities, developing business cases for presentation to the investor and subsequent to approval, participating in the overall process of procuring the development within time, scope and budget, revenue figures.

2. Role & Responsibilities
Opportunity Assessment: Review relevant information related to development opportunities in the market, via market research reports, competitor analysis, market intelligence; and assist the GM Development in identifying opportunities that best fills in gaps in the market, adds value to the overall project and ultimately fulfills the business objective of achieving specified financial returns from the venture.

Project Identification: Work closely with Leasing Department to identify development opportunities in the region/ market. Based on the business opportunity identified, work on developing business case for the project including its objective and supporting premises; the financial dimensions including the budget and timing; and the aesthetic considerations; with the objective of fulfilling the objective of the Development Department- that of identifying and presenting financially viable development opportunities in the market.

Commercial/ Financial Viability: Work closely with the Asset management, the Quantity Surveyors and the consultants/ contractors

Business Plan - Development and Presentation: Participate and assist in the development and presentation of Project business plans to the CEO by GM- Development,
Design and Development: Responsible for maintaining design integrity of the Project by working closely with the appointed Project Design Manager, ensuring effectively communication regarding the overall vision and the individual technical specifications to the appointed consultant.

Procurement Strategy: Responsible for development of an appropriate procurement strategy which meets company requirements in terms of usage of current or preferred contractors, issue of tenders, and facilitate the agreement of the parties concerned.

Project Management: Work with Project Managers to manage the progress of the project with the objective of ensuring that the project meets the established objectives relating to time, cost, quality; and that the PM acts as effective facilitators between the landlord/ owner, the consultants/ contractors and the end client/ tenant, Project Handover, Tenant Co-ordination:
Identification of business opportunities
Concept development
Financial / Commercial viability of proposed projects
Selection of Consultants
Project Management- completion within time, scope and budget
Design and Development of project
Procurement Strategy

Requirements

To qualify for one of these exciting roles you will have a Degree in Architecture/ Engineering/ Project Management or related field, 10-15 years of experience in Construction/ Design and Commercial/ Financial management of project and proficiency in MS Office (Word/ Excel/ PowerPoint) MS Project and an ability to Lead and work in a team.
