Job description / Role
Our client is a large, international construction services company and is a leading builder in major market segments, including healthcare, education, commercial, sports, aviation, pharmaceutical, retail and green building. They pride themselves by working on major, complex projects around the world by fostering innovation, embracing emerging technologies, and making a difference for their clients, employees and community.
They currently have a requirement for a Commercial Manager to work on multiple projects, predominantly mixed development and high rise, to be based in their office in Kuala Lumpur, Malaysia.
As Commercial Manager you will be responsible for all the cost and contract issues on the project, which will include:
- Develop and maintain the Project Cost Management System
- Prepare cost reports for submission to the Client
- Prequalify contractors
- Review scopes of work for tender packages provided by engineering for completeness and conformance with contract requirements
- Prepare contract documents including conditions of Contract
- Tender management
- Review and analysis of tender proposals
- Prepare award recommendations
- Make recommendations regarding contract / commercial issues to Client
- Review insurance requirements for the project
- Maintain insurance coverage log and ensure that all consultants and contractors have current coverage
- Review and approve consultant and contractor payment applications
- Review design changes with the architect / engineer and issue variation order
- Assess contractor variation order requests and claims
- Negotiate variations / claims and prepare variation orders
- Implement procedures for contract closeout
Requirements
- 12+ years of experience within contracts or quantity surveying
- Experience in building construction, accounting & cost control procedures, FIDIC conditions of contract, subcontract documents, drawings and specifications
- Previously worked on mega, complex, mixed development and high rise (30+ storey) projects
- PMC experience
- Asia Pacific experience is an advantage but is not essential
