Project Manager - High Rise Construction (QATAR)

We are looking to hire a Project Manager with High Rise Tower Construction Experience.

Work for one of Qatar's largest local construction companies which will become one of the country’s biggest developers.

Reporting to the Operations Manager, we are to hire a Project Manager for the complete implementation of a high rise tower project - 2B+G+1+30

PROJECT MANAGER - HIGH RISE CONSTRUCTION - REPORTS TO OPERATIONS MANAGER

The Project Manager has overall management authority at the work site for delivering a construction project from conception until it is safely completed / handover on time as per specifications within budget up to the client’s satisfaction and in compliance with the project contract.

Duties and responsibilities
- Facilitate a strong client relationship and deliver overall construction services in a professional manner.
- Study the project documentations (Contract, BOQ, Drawings)
- To participate in the selection of subcontractors and to follow up, monitor and control their performance
- Manage the construction phases of the project, from initiation to handover.
- Understand high-rise construction vertical phases. Understand vertical construction engineering with little supervision and advice.
- Understand vertical engineering safety procedures.
- Understand construction drawings, direct the project team to control project activities.
- Control subcontractor responsibilities and ensure work subcontractor work is in accordance with the approvals attained and project deliverables.
- Understand the design build delivery method. Manage the design process with the requirements of the customer while maintaining the budget.
- Understand the hard bid process and assist the estimating department when required.
- Provide Value Engineering to a project as needed for appropriate cost control.
- Produce and maintain in a timely manner all Requests for Information, Submittals, Architectural Supplemental Instructions, Drawings, Specifications, Proposal Requests, Change Order Requests, and all respective logs of each.
- Provide subcontractor evaluation and qualification through our prequalification process for hire on the project
- Conduct subcontractor, owner, and architectural meetings regularly, and provide meeting minutes for each occurrence timely.
- Manage to generate weekly project status reports and monthly owner reports, including photographs, detailed logs, summary of weekly reports, and cash flow reports.
- Assist in the negotiation and creation of subcontractor contracts, including exhibits, scopes of work, staging plans, weather clauses, budgets, exclusions, etc.
- Negotiate the value of work with the subcontractor community, create scopes of work, subcontracts, and purchase orders for the project.
- Comply and contractually manage change requests, change orders, subcontractor change orders, and pay applications as well as maintaining the appropriate logs.
- Establish and maintain a project schedule utilizing the Critical Path Method and update the schedule weekly showing delays and progress made to the schedule.
- Be able to manage the planning team to pin point delays specific to the project construction.
- Able to control resources and manpower with numbers exceeding 1000 workers and staff.
- Track via the schedule all submittals, material expediting, commissioning and critical milestone dates.
- Perform the buyout and generate submittals as well as maintaining the appropriate logs.
- Assure three week look-ahead, daily reports, and weekly safety reporting is appropriately administered by the superintendents throughout the project.
- Perform monthly PM safety inspections and submit the safety inspection reports. Understand the needs and requirements of a safe project, and promote the well-being of those
- performing the work.
- Coordinate with the Authorities Having Jurisdiction for permits, civil defense, municipality, and utility permits as necessary.
- Perform and assist in punch list inspections, commissioning, commissioning reporting, obtaining warranty and closeout documentation including as-built drawings and provide both hard and electronic copies for submission.
- Able to evaluate and understand plans, specifications, soils reports, engineering requirements, testing, and third party obligations.
- Manage the quality control evaluation process throughout the project, and assure all superintendent’s reports are updated.
- Have a technical proficiency in Microsoft Excel, Word and Primavera P6.
- Provide monthly cost to complete project evaluations and review with management the project status.
- PMP Certification considered an asset

Requirements

- Bachelor’s Degree in Civil Engineering or Equivalent. Post-Secondary Education is an asset
- Strong Construction Management Experience - Vertical Projects
- 10 Years + of overall Strong Construction and Project Management Rolls
- PMP Certificate considered an asset
- Strong assertive and leadership personality, able to understand, implement, defend the contractual requirements of the project
- Self-motivated, motivating the project team to keep productivity of staff and workers as high as possible
- Excellent communication skills, able to know when to be strict based on the situation.
- Professional designation in a western country an asset.
- Qatar Engineer registration is a must and will have to be attained within 3 months of joining.
- Willing to dedicate more time to the project beyond regular work hours when needed.
- Construction Law knowledge an asset.
- Qatar Construction Specifications Knowledge an Asset
- Professional Engineering Status in a Western Jurisdiction an Asset
- Qatar Engineering Registration Required with No.1 Standing
- Over 10 years of Experience a must
- GCC experience considered an asset
