Project Director - Development (Saudi Arabia)

Our client, a property development firm that is part of one of the largest Saudi holding groups of companies globally, seeks to recruit a Project Director – Development within their firm to manage the development of a large parcel of land in Riyadh Saudi Arabia from concept master plan stage through to full design and construction to completion and handover. Our client owns a large parcel of land in Riyadh, Saudi Arabia and their vision is to provide a lifestyle development to high net worth individuals.
The project is currently in the process of short-listing Master Plan Design consultants to provide the initial concept and subsequently the full design for the project.
Reporting to the Head of Development as the client's representative, the proven performer we seek for this role will be responsible for:
- Be the single point of contact between the Owner’s Development team and external parties in managing the entire lifecycle of the project from initial concept to completion of construction and then to hand over of the project to the Sales and Marketing and Asset Management teams.
- Manage the development activities including market research, due diligence reports, financial analysis, project investment strategy, project anchor strategy, pricing, sale and lease strategy, risk register and exit strategy of the specific real estate development project.
- Prepare project-level consolidated executive report showing a clear picture of the real estate project progress, highlighting all critical issues and recommending actions and measures.
- Liaison with municipality officials, consultants, contractors and other real estate stakeholders.
- Prepare the delivery strategy of the development and prepare regular updates of the performance of the projects.
- Manage the preparation and regular review of the project specific development and design briefs to ensure its alignment with the project business objectives.
- Review the property laws and provide advice on its impact on the real estate project.
- Review and highlight the risks associated with all the necessary legal documentation relevant to the real estate project that needs to be implemented including contracts, appointments, sales agreements, leases, warranties, performance guarantees, purchase contracts, utilities contracts, etc.
- Manage the procurement, negotiation and agreements and contracts in relation to developing and operating the real estate project.
- Coordinate and integrate the development schedules into the development program to ensure cohesion and alignment with the approved business plan.
- Prepare the sales and marketing strategy and manage the implementation plan and its alignment with the market drivers, real estate trends, and highest and best use analyses.
- Review preparation of project specific Development and Design briefs to reflect project intent and objectives.
- Implement the risk mitigation measures to ensure that the business cases are secured to meet profit and turnover targets.
Requirements
- Bachelor Degree in Engineering, Architecture, Construction Economics, Business Administration or comparable.
- Minimum of 8 years of development management experience on major real estate development projects, primarily urban master planning and lifestyle developments on projects such as Arabian Ranches, Sobha District 1 and/or Emirates Hills in Dubai.
- Experience in the MENA property sector is required.
- Substantial experience managing the real estate development process, from project initiation, acquisition, to project structuring, design, construction, commission and operation.
- Exceptional communication and negotiation abilities with strong organizational skills and capacity to work under pressure.
- Candidates must be capable of multi-tasking and be hands on with strong exposure with Municipality officials, consultants, contractors and Real Estate stakeholders.
- Strong English language skills with Arabic being highly regarded
- Experience in the MENA region is desirable.
