Sales Director (Real Estate) – Saudi Arabia

Major Property Development and Real Estate firm

Our client, a property development firm that is part of one of the largest Saudi holding groups of companies globally, seeks to recruit a Sales Director – Real Estate to join their firm and lead the residential sales, property management and commercial leasing for the firm’s projects comprising residential, commercial offices and shopping malls. The group’s projects are based in Riyadh, Jeddah and Makkah. This will be a subsidiary of the firm with the role also responsible to build this entity’s portfolio and create new opportunities for sales, leasing and property management.

Reporting to the CEO and managing a small team, this newly created role is responsible for the following:
- Recruit, manage, motivate and develop a high quality sales, property management and leasing teams for driving sales and leasing operations and for achieving the units, business objectives.
- Direct the sales and leasing team to ensure highest and best use of all vacant spaces, and strengthening relations with various brands.
- Guide the sales and leasing team to assess market conditions and estimate the demand of large corporates.
- Oversee the qualification, assessment, negotiation and closure on sales and/or lease agreements for all properties including new leases, lease renewals, and/or amendments.
- Oversee the sales and leasing process with tenants and liaison with various internal functions and Management to complete the leasing handover for each property. Ensure liaison with the legal department’s nominated representative to draft the lease agreements, incorporating the terms and conditions as per regulations and internal guidelines.
- Manage Tenant/ Customer Satisfaction and implement measures to improve traffic and measures to increase customer interface and continuous engagement.
- Establish both sales and rental rates and leasing parameters (qualitative and quantitative) and align with budgeted amounts for each property to maximize occupancy yields.
- Ensure effective management of strategic relationship with prospective tenants, real estate brokers and other professionals.
- Conduct market research and benchmark nationally for sales and leasing.
- Negotiate contracts for the unit’s business objectives with prospective key clients.
- Develop, implement, and maintain policies, processes, and procedures for the sales and leasing function, which are in line with the corporate business plans of the firm.

Requirements

- Bachelor Degree in Real Estate, Finance, Business Administration or comparable with a minimum of 10 years’ experience in residential sales, commercial and retail leasing and property management.
- Working knowledge of the commercial sales and leasing process, real estate law and corporate finance in Saudi Arabia.
- Previous experience in leading a team.
- Bilingual language skills required in English and Arabic.
- Advanced working knowledge of MS office applications.
