Senior Real Estate Manager - Property - KSA CP

The Property Division manages all aspects of Alshaya's 2,750+ store retail property portfolio for our 70+ brands across 19 countries. The property division is split into 3 areas, Real Estate, Project Management and Facilities Management (FM). The Division holds regular reviews on store performance and drives real estate portfolio maximisations to ensure it meets the company's and brands' expectations in regard to quality and profitability. With 425 new stores opened in 2014, and with 430 new stores and 200 refurbishments planned for 2015, the work is fast-paced and dynamic. The team structure is split by region, ensuring your exposure across a number of international blue chip brands.

As a Senior Real Estate Manager you will be accountable for the Real Estate component of the Retail Property function, including the new store opening plan, site selection, and budgets. Liaising with designers, landlords and host brands, you will work to ensure brand standards and requirements are met within the Alshaya portfolio.

Specific responsibilities will include:
* Initiating and maintaining key contracts
* Providing a consultancy service on legal aspects of leases and other issues, such as insurance
* Managing all processes within your area of expertise and in line with company policies, procedures, and market guidelines
* Finding, investigating and evaluating potential retail sites within your AOR
* Negotiating leases from start to finish
* Reviewing proposed store layouts and distributing store opening schedules to the business
* Holding discussions with stakeholders to recommend renewal, relocation, or closure of existing property portfolios within your AOR
* Developing and maintaining internal and external relationships whilst acting as an ambassador for the company.

Requirements

* Minimum 10 years' experience in retail-specific property management / negotiations
* A property qualification (Chartered Surveyor or similar)
* Strong communication skills and the ability to set clear direction, motivation, and guidance for stakeholders.
