Job description / Role

Employment: Full Time

The main purpose of the position is to plan for the outset a schedule of comprehensive planned and preventative maintenance activities across all MEP disciplines for all plant and systems contained in and around the University.

This position is also responsible for the ongoing day to day review and improvements to the CMMS delivery to ensure effective and efficient maintenance service delivery.

Key Job Responsibilities
- Generate a complete schedule for the planned and preventative maintenance activities for all plant and systems contained in and around the University.
- Plan and schedule the execution of maintenance tasks with minimal impact to staff, students, visitors and residents of University.
- Manage the daily coordination and communications to close out and/or update for the CMMS.
- Estimate labour and materials requirements for the planned and preventative maintenance activities.
- Develop and maintain procedures and ensure they are followed in order to effectively manage the planned schedule of work.
- Develop and maintain procedures to manage the asset information updates and/or changes regarding the defects liability period and ensure they are followed.
- Generate operation and maintenance reports for all contractor and subcontractors from the CMMS system as required.
- Assist with the procurement of materials required by the Engineering team.
- Generate and maintain a critical spares inventory list.
- Support audit initiatives of the CMMS, work orders, maintenance records, equipment’s lists,
- Provide support with the installation, commissioning of new assets and systems.
- Participate in shift work and/or out of hours working as governed by the necessity to maintain continuity of operation of essential plant and systems.
- Participate in the Third Party Contractor Management process.
- Participate in the Health, Safety & Risk programs including risk assessment of planned maintenance and reactive work activities.
- Exercise a personal duty of care for own and teams health, safety and welfare and for those affected by the acts or omissions and promote the same within their work area of responsibility.
- Meet company and site requirements of HSQE.
- Develop and review Standard Operating Procedures as necessary.
- Participate in project work including refurbishment of existing equipment/systems and/or new installations.
- Provide effective communication with management, contractors, subcontractors, project subcontractors.
- Ensure good HSQE and Information security culture is promoted within the department and among peers.
- Carry out other duties as directed by the line management.

Requirements

- Diploma in Mechanical, Electrical or relevant discipline, or equivalent.
- 3 - 5 years experience in a building services / facilities management environment with relevant technical experience.
- Proficient and able to demonstrate a technical understanding of CMMS systems.
- Demonstrate competence with a clear technical understanding of buildings electrical & mechanical plant and associated equipment.

- Proven track record of maintaining leading brand CMMS systems and associated equipment.
- Able to foster good relations with colleagues and other departments and be a good team player.
- Flexibility, excellent attention to detail, ability to identify key issues and manage an environment of innovation and regular change.
- Able to work under stringent deadlines and high pressure environment.
