Maintenance Supervisor

Job description / Role

Purpose:
To supervise, maintain and manage all the operational assets, facilities and systems related to shopping mall.

Overall Responsibilities:
- Manage suppliers, contractors, 3rd party workers for all contracted services ensuring proper up-keep and smooth functioning of building assets, property, plant and equipment (P,P & E)
- Prepare periodic maintenance schedules (daily, weekly, monthly, annual) for all assets, internal and external areas within the center. Ensure accurate follow-up and reporting
- Perform daily routine check of all assets, P,P&E (3 to 4 times a day) within the mall. Report any failure in timely manner for corrective measures
- Coordinate all regular repairs and planned preventive works for all systems
- Manage up-to-date and complete asset register with support from FM company
- Perform routine checks for indoor air-quality, temperature control in all mall areas. Ensure the levels are within acceptable limits at all operating times
- Plan and implement preventive maintenance program for assets incl. A/C-chillers, air-handling units, escalators/lifts, other mechanical, electrical and fire-fighting systems.
- Inspect daily to ensure cleanliness in the mall and hygiene compliance in all areas especially food court, toilets, prayer rooms, and delivery areas.
- Ensure pest control procedures as per the Mall and municipality requirement through contractor services for ongoing and any emergency works.
- Responsible of the mall compliance with all public utility companies like Civil Defense, Etisalat, Dewa and Municipality.
- Preparing schedule for energy saving programs, implementing the same and achieving maximum results as per mall target.
- Co-ordinate with sub-contractors for performance and work completion. Supervise the technicians/workers to ensure the execution of task in a timely and an efficient manner.
- Ensure proper functioning of car-park systems at all times for ease of traffic
- Perform periodic checks for mall roof water-proofing in all areas
- Coordinating with security team, ensure all security facilities, personnel and assets incl. first aid medical kit, is ready and available at all times
- Suggest practical and efficient way of ongoing operations and continuous improving of the quality of the mall assets and functioning.

Requirements

- Bachelor of Mechanical/Electrical Engineering or equivalent.
- Minimum 3- 5 years experience in the Building and facilities and assets maintenance of shopping mall.
- Should be familiar with mall structural building and assets such as Civil/Structural works (Carpentry, Concrete, painting), Chillers, A.C, MEP systems (Mechanical, Electrical, Plumbing), Fire-fighting and sprinkler systems, etc. with an ability to provide high standards of service and maintenance of complete store.
- Will be responsible to draw fire precautionary measures and civil defense procedures.
- Supervision of jobs done by the contractors, suppliers.
- Should have a positive prevention-oriented attitude and should be able to instill the same with maintenance personnel.
- Should have good communication and inter personal skills.
