Job description / Role

Employment: Full Time

Job Summary:
* Assist in recommending land development options based on sound financial basis
* Assist in developing land model, phasing plan and feasibility studies for new developments on owned land plots in coordination with Investment Analysis 
* Provide brief to Masterplanning team to manage and procure viable masterplans
* Oversee the allocated land bank from inception, design, delivery of infrastructure, authority handovers, sales and development on land plots

Roles and Responsibilities:
* Use market intelligence reports to determine strategic land use requirements for master plans ; matching supply with demand
* Provide brief to master planning collecting input from internal and external stakeholders. Supervise and challenge the preconcept test fit, concept master plan and detailed master plan managed and developed by the master planning function.
* Assist in managing overall land development budget per project
* Assist in developing and managing overall schedules for land development in conjunction with Delivery and Controls
* Assist in developing feasibility study on owned land
* Perform allocation of specific assets by segment on land plots
* Perform allocation of land plots between own dev. and third party sub-dev.
* Perform land phasing plan
* Provide input to the pricing of land plots based on price benchmark of comparable land plots
* Recommend unit cost by land plot
* Perform infrastructure costing in coordination with Operations. Perform high level cost breakdown of infrastructure (recoverable versus non recoverable costs)
* Develop financial model & feasibility studies. Liaise with various Investment Analysis and other relevant functions on feasibility study

Execute infrastructure on owned land plots to create serviced land:
* Determine infrastructure requirement on land plots based upon current state of land and infrastructure already in place
* Manage with Design and Infrastructure, Legal, Controls and Delivery the preparation and execution of Infrastructure development agreements (IDA's) with the relevant government agencies. Oversee the ongoing collection of government reimbursable costs with Controls.
* Supervise the work of the infrastructure design team and project managers
* Recommend contractors selection for infrastructure projects
* Oversee the Delivery team to ensure the timely handing over of government related assets to reduce O+M costs and land costs
* Manage land sales both internally and externally working closely with Investment Analysis, Sales team and senior management

Report to: Senior Manager - Land Development (n-2)

Requirements

* Bachelor degree in real estate, engineering, architecture, business or economics
* Previous experience in managing a large land bank of a size exceeding 80K m2
* Excellent development and project management skills
* Excellent investment management and analytical capabilities; understand end-to-end due diligence and feasibility study process
* Experience in launching new development projects across segments (i.e. mixed use developments, residential, retail, hospitality, leisure, offices, etc...) 
* Prior real estate experience in region and in-depth knowledge of the local real estate market
* 10+ years of real estate experience with large developers (preferable in the GCC)
* Has carried out property development management
* Deep understanding of master development design and marketing

Interpersonal skills:
* Ability to liaise effectively with other senior executives in order to collect input required to generate new ideas and develop feasibility studies. Ability to coach and develop people skills

Key Performance Indicators:
* Adherence of own on-going developments portfolio mix versus target mix
* Ratio of Number of new projects launched to Number of feasibility studies completed
* Realized profits on land sale versus plan
* Accuracy of NPV, IRR, Breakeven analysis
