A newly acquired mixed use development project in Riyadh, Saudi Arabia has created this leadership role with our client, a USE based leading property development firm based initially in Dubai UAE as a Project Director.

The role is responsible to lead and drive the project development, design and construction of a 60,000m2 plot which comprises 240.000m2 site of mixed use development including residential, 5-star internationally branded hospitality, serviced residences and captive retail elements. Feasibility studies have been concluded and design works are commencing to secure Development Approvals.

This role is responsible for to lead / drive this project from concept design, to detailed design and procurement, construction and handover. While the design phase will be led from the firm’s Dubai office initially with frequent travel to Riyadh; the obvious future base of the Project Director will be Riyadh, Saudi Arabia so this must be taken in to account during application. The project will be phased in two with the entire program being a 5-6 year period.

Reporting to the Chief Development Officer; the responsibilities for this role include:
- The full development cycle of the project from concept design to hand over to clients and operation.
- Gathering of design brief as the client’s representative.
- Development of the a project strategy including procurement strategy and program schedule for design and construction to assure successful delivery of the project with time and budget by applying early involvement of contractors, specifying clear requirement from the client, setting the appropriate selection criteria for consultants and contractors.
- Prepare project schedule in coordination with Contract and Procurement team’s schedules identifying key milestones for commencement of design, start of contractor selection and tendering period, construction, commissioning and testing and final hand over to client.
- Prepare relevant tender documents and scope of work accordingly to the stage of each project e.g. detail design, design and build including pre-qualification and selection of contractors / consultants.
- Prepare project execution strategy including appointment of contractors and evaluating early involvement.
- Involvement in preparing relevant section of development agreements with external clients.
- Day to day follow up with consultants and coordination of clients.
- Prepare clear and comprehensive scope of work and scope of services for design consultants, PMCM consultants, supervision consultants, and contractors to ensure proper execution of the project and minimize changes to scope.
- Manage the design consultants and the design progress which includes coordination with clients to address their requirement and comments during the design process, monitoring design progress.
- Manage all parties involved in the construction period including contractor, project management consultant, construction supervision consultant, and any other consultants that would be required to complete the project being branding, facilities management, operator, and others based on the DMA and requirement of the client.

Requirements

- Bachelor Degree in Construction, Project Management, Architecture or Engineering is preferred with a minimum of 15 +years project management experience of which candidates must possess 7 years at a Project Director level.
- Mixed use project experience in Saudi Arabia would be highly regarded with bilingual language skills in English and Arabic being highly desirable.
- The aptitude to drive projects to completion is required with a strong attention to detail.
- Candidates with experience on the client side, contractor side and/or consultancy exposure are desirable.
- Candidates must be prepared extensively to Saudi Arabia for projects and further be prepared to move to Saudi Arabia to complete the project
