Project Manager (Hospitality) - Dubai

An established retail properties group based in Dubai is seeking a Director (Hospitality). Reporting to the Executive Director of Strategy and Business Development, this individual will be fully responsible for developing the client hotel within the approved budget and time schedule through to handover to asset management/operator in line with the commercial and operational requirements of the hotel business unit.

Key Duties and Responsibilities:
* Conceiving financially viable hotel developments delivered in a timely and qualitative manner through all the necessary internal and external approvals.
* Support Business Development with regards to due diligence prior to land acquisition for hotel development.
* Conduct market intelligence, market research and technical & financial assessments for on-going and future projects for the client to assess and exploit new opportunities.
* Develop alliances with external research agencies and appoint third party consultants, when required, to source timely market information.
* Close new business deals by coordinating requirements; developing and negotiating contracts and integrating contract requirements with business operations.
* Build and maintain strong relationships, strategic alliances, and partnerships with existing/potential investors in-line with client strategic objectives and requirements; ensure full implementation of the business initiatives.
* Identify consumer preferences and advise on gaps between client products and services and consumer preference.
* Prepare business plans along with the Head of Strategy & Business Development in line with client investment and Board objectives.
* Prepare feasibility studies and budgets, as required, for projects on a monthly and annual basis via the prepared business plan; forecast revenues and profitability by projecting varied business cases to be submitted.
* Monitor all development activities to ascertain stage of development and plan timing of future developments.
* Identify strategic business partnerships that generate value opportunities for the business and project delivery process.
* Ensure concept design developed is of highest standards and is used in the best manner of master developers as well as external developers.
* Establish early-warning mechanisms for monitoring project delays and discuss them with the Head of Strategy & Business Development to ensure that projects progress as per timelines.
* Monitor project progress by regularly reviewing progress reports and escalate high risk issues to the Head of Strategy & Business Development to tackle potential risks and threats to project delivery.
* Participate in tendering process including pre-qualification of contractors, evaluation of bids for high-value contracts and appointment of design consultants and contractors.
* Lead discussions with shortlisted hotel operators in order to determine technical & financial competence and effectiveness in delivering the services required; lead negotiation with contractors and consultants in order to mitigate/ minimize the various risks the organization is exposed to in executing the project.
* Provide leadership in developing, recommending, negotiating and administering contracts and proposal including evaluation and awarding bids; and ensure fulfillment of all the terms and conditions including documentations.
* Provide direction/guidance/performance evaluation for subordinates across the Department.

Requirements

* Bachelor's degree, preferably in business administration.
* Minimum 10 years experience in hospitality industry, with at least 4 years experience in client representation and team management.
* Analyse market research and identify potential business development opportunities.
* Convert business development opportunities to projects. Identify cross-selling opportunities within existing business and the clients
