Employment: Full Time

Regional Construction Manager - IKEA - Dubai

Purpose:
- You will be assisting the GM Expansion with all activities attributed to the Feasibility, Planning, Design and Construction of New Stores and Existing Store refurbishment and planned maintenance.
- You will also be responsible for supporting the store opening/expansion programme by working with the existing Project team, Service Office Structure – new managers/employees to ensure that the ‘box’ is open on time and to budget.

PROJECT MANAGEMENT
- Together with the GM Expansion be responsible for all matters relating to the construction of new Stores and re-build of existing Stores.
- To be responsible for the preparation and management of all budgets affecting the construction process
- Provide specialist advice on site investigations and budgets when new stores are identified by the Expansion Manager and assist on planning issues
- To devise a draft list of contractors tenders and present to the Expansion Manager
- To manage the Tender Adjudication to secure best price
- To formulate and present for approval tender reports

Make a project resource plan for:
- Planning of the construction
- Construction
- Recruitment of resources

To be able to recommend, appoint and manage a team of consultants including construction experts, architects, engineers and site managers. Work closely with all Project Leaders to develop concept design, cost control and buildability.

CONSTRUCTION
- Work closely with the Developer, Consultants and construction manager of the construction company responsible for building the IKEA Store o deliver the store as per the ‘IKEA Concept’
- Ensure all Construction Standards are as per local regulation or that of IKEA’s specified standard ‘which is higher/more stringent’ is followed
- Plan, prepare and obtain the local authority legal permissions for Construction related work in coordination with the Construction company/Developer
- To achieve goals within agreed cost/time/quality frames
- Source and Manage the local suppliers that perform the actual construction work for the IKEA Construction fitout works
- Support the project management group by co-ordinating the timing of the construction and fit out activities with the IKEA Project Leader
- To co-ordinate with external suppliers, Property Team, Stores, Consultants and Contractors.
- To ensure a safe working environment for fellow Co-workers, Customers and Visitors in line with OH&S Acts and IKEA’s Group Risk Manual and Construction Safety Manuals.
- To assume responsibility for other tasks and projects as they occur

PROJECT TEAM
- Draft consultant briefs to assist the Project & Expansion Manager on implementing framework agreements for long term benefit.
- Follow up the project time plan updating the Project Manager and Expansion Manager & the construction company
- Support the Project Manager to update the Project Checklist at the agreed Project update meetings
- To contribute to the development and implementation of an annual Action Plan to achieve the Regional Expansion and Commercial Goals.
- To maintain effective communication and ways of working with all Co-workers in all areas of Service Office and the Stores.
- To manage queries and issues relating to and resolving project issues with all internal and external customers.

STORE/REGIONAL SUPPORT
- Carry out, follow-up and evaluation of the pre-project activities, project activities and the stores
- Actively involved in Regional Expansion Plans whenever necessary including Commercial planning, build up and opening phases
- Support with improving current ways of working and business practices
