Senior Project Manager - Corporate Property - Dubai, UAE

The Property Division manages all aspects of Alshaya's 2,750+ store retail property portfolio for our 70+ brands across 19 countries. The property division is split into 3 areas, Real Estate, Project Management and Facilities Management (FM). The Division holds regular reviews on store performance and drives real estate portfolio maximisations to ensure it meets the company's and brands' expectations in regard to quality and profitability. With 425 new stores opened in 2014, and with 430 new stores and 200 refurbishments planned for 2015, the work is fast-paced and dynamic. The team structure is split by region, ensuring your exposure across a number of international blue chip brands.

As a Senior Project Manager for the Group Property team, your role will be specific to Alshaya Food Division store development in all territories. You will assist the Group Real Estate Manager, working to ensure stores are developed in ideal locations to brand and local standards whilst cooperating with Regional Property, Host Brand Design, construction, and real estate teams.

You will also appoint and manage contractors/suppliers to achieve new stores work within approved budget, agreed time and quality requirements.

The specific responsibilities of this role are split into two main focus areas:

Group Property

This will involve:
* Daily communication with host brands, external architects and the internal brand team on initial technical requirements for new projects in the schematic stage
* Leading external design teams for securing the fit‑outs design
* Delivering the final layout for a proposed location, including review of the requirements with the regional project team and the Brand manager
* Managing global brand-specific procurement in close cooperation with Group Procurement team
* Supporting regional project teams with the launch of new brands in specific markets and supporting the project team in delivering the first outlet of the brand in each market
* Initiating and maintaining key contacts with new and existing host brands' technical and design representatives.

Project Management for Markets (in AOR)

This will involve:
* Developing, controlling and updating the time schedule and quality/budget aspects of every project, making sure all are within approved parameters
* Reviewing proposed layouts, distributing the store opening schedule for business and coordinating fit‑out design with external architects, vendors and engineers
* Managing supplier and fit‑out contractor selection and appointment within approved budget costs
* Compiling periodic reports on refurbishment schedule and analysing shop-fitting costs and implementation in order to improve costs
* Reviewing and approving processed invoices associated with store development, including Capex and maintenance expenditure in specific projects managed directly by Group Property
* Managing and maintaining all Alshaya systems in line with company policy, ensuring all documentation, records and Property data are organised and backed up/secured, and assessing/improving the functionality of Property department processes and systems.

Requirements

* Bachelor's degree in Architecture or Engineering (preferably in civil engineering from an accredited university)
* Work experience in retail property project management and site supervision
* Work experience in a Food & Beverage retail business working with globally recognised brands
* Comprehensive knowledge and understanding of fit‑out specifics for restaurant kitchens as well as for general operations
* Proficiency with drawings and design
* Broad understanding of retail business, including financial details and P&L
* Team management experience
* Good English communication skills.
