JOB DESCRIPTION / ROLE
Job Summary
- This position shall have responsibility for the advertising, renting and supervision of all day-to-day activities connected with managed properties.
Job Duties
- To interview tenants to determine what kinds of properties they are seeking.
- Generate lists of managed properties that are compatible with tenant’s needs and financial resources.
- Act as an intermediary in negotiations between landlords and tenants
- Visit properties to assess them before showing them to clients.
- To organize and conduct viewing of available properties for potential tenants, provide additional information and follow up with the tenants.
- To search for new business opportunities available on the market for rent within the property management and/or brokerage scope.
- To submit new properties for listing if the property owner agreed to be represented by the company.
- To be familiar with new upcoming real estate projects and property developments.
- Promote rentals of managed properties through advertisements and participation in multiple online listing services.
- Review property listings, trade journals, and relevant literature to be knowledgeable about real estate market
- Assist clients in how to best promote their properties to attract advantageous offers
- Advertise properties through a variety of marketing techniques
- Evaluate the clients’ desires and economic capabilities to discover the appropriate suggestions
- Provide information regarding legal guidelines, rates, specifications and property availability
- Establish rental rate by surveying local rental rates and in agreement with the landlord
- Showing units within the management property portfolio.
- Contracts with tenants by negotiating leases; collecting security deposit.
- Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
- Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services
- Maintains building systems by contracting for maintenance services; supervising repairs.
- Secures property by contracting with security patrol service; installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies.
- Enforces occupancy policies and procedures by confronting violators.
- Prepares reports by collecting, analyzing, and summarizing data and trends.
- Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
- Assist sellers in how to best promote their properties to attract advantageous offers
REQUIREMENTS
- Dealing professionally, confidently and effectively with clients and colleagues on all levels
- Dealing with resident concerns and requests on a timely basis to ensure resident satisfaction with management
- Dealing professionally with suppliers, sub-contractors, and vendors.
- Adhere to company policy when making decisions, and performing all duties.
- Ability to work a flexible schedule, including evenings and weekends
