JOB DESCRIPTION / ROLE

Employment: Full Time

• Plan, supervise, and coordinate multi-disciplinary commercial project construction, ensuring compliance with high engineering and workmanship standards.
• Ensure project activities are completed safely, efficiently, and within budget constraints.
• Supervise project personnel, implementing quality assurance policies at the construction site.
• Lead the project implementation team according to the work breakdown structure (WBS), ensuring cost-effective and efficient construction practices.
• Chair site meetings with contractors, ensuring they are fully informed on project scope, construction quality, design drawings, material specifications, and timelines.
• Determine work methods based on project load, contract terms, and professional engineering standards.
• Collaborate with the finance and Plans & Coordination departments to develop detailed work budgets.
• Review quantity surveying, rate analysis, environmental studies, initial drawings, scope of work, specifications, and other project details.
• Liaise with the Plans & Coordination department to develop project budgets and estimates.
• Collaborate with structural consultants to ensure cost-effective structural designs.
• Clearly define team roles, ensuring accountability for each resource.
• Maintain strict quality control and regularly analyze planned versus actual activities.
• Collaborate with the finance and Plans & Coordination department to create a detailed work budget.
• Implement and monitor quality assurance protocols to ensure that all construction activities meet or exceed the company's standards for workmanship and safety.
• Lead risk management initiatives, identifying potential issues in project planning, execution, or site safety, and develop mitigation strategies.
• Conduct regular site inspections and audits to ensure adherence to safety, quality, and environmental guidelines.
• Ensure development, and performance management of a high-performing project team, including engineers, project managers, and site supervisors.
• Mentor and develop team members, fostering a culture of continuous improvement and leadership within the project teams.
• Collaborate with the HR department to identify and address training needs, ensuring the team remains skilled in the latest construction methods and safety protocols.
• Supervise and ensure that all engineering, design, and construction work meets the highest standards of safety, sustainability, and quality.
• Provide technical direction to project teams, ensuring compliance with regulatory requirements, zoning laws, and building codes.
• Ensure that construction techniques, materials, and processes employed reflect best practices and innovative approaches to modern construction.
• Develop and manage project budgets in collaboration with the finance team and ensure that all financial objectives are met, including cost-control measures.
• Lead cost forecasting and financial analysis, adjusting project activities as needed to optimize expenditures while maintaining high standards of work.
• Approve monthly financial reports, including progress payments for subcontractors and suppliers.
• Establish clear expectations and performance benchmarks for subcontractors and suppliers, ensuring timely and quality execution of their deliverables.
• Oversee contractor and subcontractor selection processes, negotiate contracts, and ensure compliance with contractual obligations.
• Build and maintain long-term relationships with key subcontractors and vendors to secure reliable partnerships and enhance project outcomes.
• Serve as the primary liaison with clients, stakeholders, and regulatory authorities, maintaining open and transparent communication throughout the project lifecycle.
• Proactively manage client expectations and address any concerns or changes to project scope, design, or timelines.
• Coordinate closely with the Customer Services Department to ensure a smooth handover of completed projects and manage any post-completion modifications.

Requirements:
• Bachelor of Science (BSc) in Civil Engineering from Reputed University
• Experience in project management with Building Information Model (BIM) technology
• Minimum 15 years of experience in real estate/ construction industry
• Experienced in high-rise commercial construction
• Previous experience in construction work involving the construction of at least five basements
• Previous experience in construction work involving a complex building consisting of at least 40 stories
• Familiarity or understanding of construction within a Building Information Model (BIM) environment
• Ability to think methodically, to design, plan and manage projects.
• Commercially aware and capable of working well within a team environment.
• Ability to maintain an overview of all projects while continuing to attend to detailed technicalities
• Negotiating, supervisory and leadership skills combined with the ability to delegate
• Strong technical knowledge
