JOB DESCRIPTION / ROLE

Employment: Full Time

Job Responsibilities:
• Developing design strategies
• Design and implement strategy, systems, controls and programs that support
the achievement of project objectives and milestones.
• Develop design program to support project milestones
• Masterplan design strategy development
• Masterplan design standard development for each development area
• Retail design criteria development for each development area

Managing projects
• Establish design strategy and timeline for each project
• Prepare RFP for all design stages in line with strategy
• Manage design tender procedures in line with the company policy
• Review and analyze all design tender submissions, prepare detailed evaluation and comparison table with a recommendation to the tender committee and upper management for approval
• Manage design contracts and contract amendments as required till project close out. Keep an up to date contract record for all project and report of status on monthly basis
• Manage design deliverables in line with the project milestones and design strategy
• Manage the performance and compliance of the Consultants, according to the Scope of Services and Contractual Obligations and Standards
• Manage and maintain up to date record of each project (permits, drawings, specifications, changes, MOM and all other relevant document)
• Attends and record in MOM all the meetings related to the project(s) under his design management
• Closely monitor Consultants deliverables and review every submission and ensure feedback is provided in a short turnaround to ensure timely delivery in line with project milestones
• Closely monitor design deliverables program, and make recommendation in areas of slippage to recover the delay
• Advice and assist Director, Design on any low-quality performance remedial actions, review of any claims, variation orders and program issues for further action with a recommendation
• Closely monitor the work progress, deliverables and report to the “Top management” for necessary advice/action (as needed) Ensure “correctness/completeness” of the Consultant(s) payment applications, and recommend further action
• Closely monitor the “performance/abidance” of the Consultants and recommend action (when necessary)
• Closely review all Submittals, Variation Requests and Site Instruction, and make suitable
recommendations, value engineering proposals to ensure soft cost budget(s) are maintained
• Ensure prompt presentation of material submittals by Consultants; prepare approval recommendation
• Manage and follow-up with, Consultants, to ensure that all permit approvals are obtained for
the smooth execution of the works in line with the project milestones, and to avoid delay to the program.
• Plan, lead and monitor the assigned project(s) to ensure that the design is delivered
within agreed time, cost and specification
• Review consultant’s invoices and payment certificates in line with deliverables
• Oversee the timely submittal of all Design materials and especially those of final appearance
finishes that require the top management approval. Manage inhouse approval procedures

Permit management
• Establish permit strategy and manage the permit submission and availability as per project requirements
• Keep record of permits and permit status of each project and report on status on monthly basis
• Manage and follow-up with, Consultants, to ensure that all permit approvals are obtained for the smooth execution of the works in line with the project milestones, and to avoid delay to the program.
• Maintain an up to date record of all permit, drawings and all related communication to be available at all times
• Maintain a record of actions and request of authorities at all time and report to the management

Team collaboration
• Ensure all submissions are in line with the requirement of each department and ensure consolidated review is communicated at all times
• Ensure design deliverables are in line with each department requirements (Sales, Marketing, Legal, Projects etc)
• Coordinate and work very closely with different departments who have a direct/indirect link to the project(s), such as Development, Construction, Marketing and Commercial.

Presentations
• Prepare and manage presentations of future & current developments as required

Design preparations
• Prepare CAD (2D and 3D) drawings as required by the development and destinations team
• Review of team member drawings prior issuance to other departments
• Develop concept design based on Sales and Development department design brief
• Prepare design briefs on new developments in line with development directions and approved masterplan
• Maintain an up to date masterplan for each destination
• Prepare conceptual development proposals

Salary:
OMR 2,800 per month inclusive of fixed allowances.

REQUIREMENTS

• University Qualifications: Degree in Architecture or equivalent
• Nature and length of previous experience: at least 10 years of experience
• Specialist knowledge: Real estate design, masterplan design, retail design
• Nationality Preference: Any Nationality
• Current Location: UAE, OMAN, any GCC country.
