JOB DESCRIPTION / ROLE

Employment: Full Time

Responsible for the cost-efficient operation of the building's environment-control systems resulting in optimized building and equipment operation, energy utilization, indoor air quality and comfort. Supports the building operations through installation, commissioning, programming, operation, troubleshooting and repair of the environmental-control systems. Monitors the BMS to include HVAC

- Programs BMS controls and sequences of operations, monitor, troubleshoots, and refines the BMS to meet the equipment specifications.
- Modifies equipment and programming graphics as needed and schedules HVAC equipment to meet comfort demands.
- Installed and configures application specific controllers.
- Installs and modifies alarms, trend configurations, and performs a high-level data analytics and alarm reports function.
- Interprets control drawings, plans and specifications to test, program and troubleshoot the BMS.
- Performs preventative maintenance, site surveys, replacement, and modifications as needed and maintains a stock of DDC inventory and documents all related to the BMS and HVAC activities.
- Maintains recovery plan and preparedness in the event of system outage
- Manage information security compliance program as it relates to the BMS.
- Coordinates and provides leadership for all phases of various facilities-related projects performed by coworkers and outside contractors.
- Performs highly complex repair and maintenance of various systems and related equipment independently.
- Inspect, monitor, and troubleshoot building systems.
- Communicates to customer, project manager or facilities support staff, as appropriate, regarding status of projects or work orders.
- Provides guidance and training to other technicians and ensures minimal disruption to daily operations during facilities-related projects.
- Provides input for developing Request for Proposal (RFP's) where significant technical expertise is required.
- Collaborates with lead to develop project budgets and estimates.

REQUIREMENTS

Skills

- Must be able to effectively document changes made to systems, equipment, or the structure and communicate these changes to the appropriate staff and management.
- High school diploma or equivalent. Associates degree or equivalent in a technology-related discipline is preferred.
- Four to eight years of experience in a skilled craft/trade, such as building automation controls, energy management systems, etc.
- Ability to be on-call as required and work 2nd, 3rd and weekend shift depending upon primary area of assignment(s).
- Ability to multitask and use time efficiently to meet project deadlines.
- Excellent ability to operate portable power tools (e.g., drills, saws, etc.), table saws, grinders, and non-powered hand tools.
- Excellent ability to read and properly interpret construction drawings and project plans.
- Excellent ability to read, understand, and explain manufacturers' warnings, labels, instructions, and Material Safety Data Sheets (MSDS).
